The Heritage also offers guests a range of on-site activities such as our Health Club with Leisure Pool, Jacuzzi, Sauna and Steam rooms, 5km Walking Track, and Cinema.

We are currently looking to hire a Facility Manager to join our existing maintenance team.


MAIN PURPOSE OF JOB:

Responsible for the maintenance team, ensuring the overall maintenance of the entire resort with the utmost efficiency and effectiveness.


MAIN DUTIES INCLUDE:

* Identify and implement energy-saving initiatives and projects.
* Monitor energy consumption, identify anomalies, and address these quickly through actions and control processes.
* Ensure an up-to-date legionella risk assessment and robust water testing programme in the hotel, reviewing and reacting to water test results and required actions.
* Drive sustainability programs throughout the property, managing the maintenance department towards sustainability goals and targets.
* Ensure all maintenance contracts are in place according to hotel policy on relevant equipment and systems, managing these effectively for increased performance, and following up on visit reports and recommendations.
* Review bi-annual health & safety audits and ensure recommended actions are implemented efficiently.
* Maintain an adequate facilities risk management program.
* Schedule and manage maintenance on Fire Life Safety equipment, ensuring statutory requirements are met, including fire alarm, extinguishers, emergency lighting, PAT testing, electrical periodic testing, insurance inspections, pressure plants, CCTV, etc., ensuring remedial work is completed timely and in accordance with purchasing policies.
* Chair monthly Health & Safety Committee meetings and oversee departmental training, risk assessments, COSHH, Legionella control, asbestos register, contractor competency, risk assessments, method statements, permit to work, and F Gas compliance.
* Manage emergency procedures, conduct regular drills, and ensure the security and safety of guests and staff, promoting health and safety awareness through training and personal example.
* Maintain records of H&S, Water Hygiene/Legionella Control, Asbestos, and Fire Log books, and keep records for statutory inspections. Investigate accidents and update risk assessments as needed.
* Maintain inventory for operational efficiency, initiating purchasing orders for supplies, machinery, parts, and services as required.
* Select and review contractors and suppliers to ensure cost-effectiveness and appropriateness, reviewing and approving invoices prior to payment.
* Prepare facilities for changing weather conditions.
* Source suppliers, negotiate prices, and renegotiate annual contracts for hotel and kitchen equipment, including health and safety items.
* Liaise with accounts to ensure purchases align with budgets, with proper purchase orders.
* Establish a duty manager SOP for maintenance and safety issues, train Duty Managers accordingly.
* Reactively update procedures following incidents to reduce risks and prevent recurrence.
* Project manage refurbishment and capital expenditure projects, ensuring cost efficiency and safety standards.
* Set a good example in work, presentation, punctuality, and attendance.


HEALTH & SAFETY

* Fulfill obligations under the Health & Safety at Work Act 2005 and related legislation.
* Ensure health and safety for yourself, colleagues, guests, and visitors.
* Maintain a tidy, safe work environment and report hazards.
* Be aware of trained first-aid personnel and the location of first aid supplies.
* Follow all safety rules and procedures, including safety statements.
* Participate in safety drills and training.
* Report any accidents or incidents immediately to management.
