Job Title: Senior Commercial Property Manager

1. The Opportunity
Job Overview: The Linders Group is a family-run business offering an excellent opportunity for growth within our dynamic team. We seek a dedicated Commercial Property Manager to oversee a diverse portfolio of approximately 1 million sq ft of commercial real estate, including properties leased to government agencies and commercial tenants. The role involves managing daily operations, tenant relations, financial performance, and property maintenance to ensure tenant satisfaction, operational efficiency, and alignment with company values.
2. The Role
Property Operations
* Oversee daily property operations, ensuring regulatory compliance.
* Coordinate maintenance, repairs, and capital projects, ensuring timely and within budget.
* Implement preventive maintenance programs to extend property life and reduce costs.
* Conduct regular inspections for safety, cleanliness, and lease adherence.
* Act as the primary contact for tenants, addressing inquiries and service requests promptly.
* Negotiate lease renewals and amendments in collaboration with legal and company leadership.
* Maintain strong tenant relationships to sustain high occupancy and satisfaction.
* Resolve tenant issues efficiently, ensuring lease compliance.
* Manage annual budgets and monitor financial performance, including rent collection and expense control.
* Approve invoices, manage service contracts, and ensure cost-effective services.
* Provide financial reports highlighting key metrics and recommendations.
Service Provider and Contract Management
* Negotiate and manage contracts with service providers (landscaping, janitorial, security, HVAC).
* Ensure providers meet performance standards and contractual obligations.
* Maintain a network of reliable service providers.
Compliance and Risk Management
* Ensure properties meet all codes, regulations, and environmental standards.
* Manage insurance requirements and tenant compliance.
* Implement risk mitigation strategies for safety and liability reduction.
* Supervise on-site management staff and coordinate with third-party service providers.
* Foster a collaborative team environment.
3. The Individual
Qualifications:
* Bachelor’s degree in Real Estate, Business, Finance, or related field.
* Advanced certifications (CPM, MPM, etc.) preferred.
Experience:
* At least 5 years in commercial property management, managing properties of 500,000+ sq ft.
* Experience with diverse tenants, including government and commercial clients.
* Proven skills in lease negotiations, budgeting, and tenant relations.
Skills:
* Strong financial skills in budgeting and reporting.
* Excellent communication and interpersonal skills.
* Proficient in property management software.
* Ability to multitask and manage complex projects under deadlines.
* Knowledge of local real estate markets, building codes, and regulations.
* Team-oriented and problem-solving mindset.
Other Requirements:
* Valid driver’s license and willingness to travel between properties.
* Availability for after-hours or emergency responses.
4. The Package
* Salary: €70,000 - €90,000 annually, based on experience, with growth potential.
