Location:Leopardstown, South DublinProject:200+ Unit Apartment DevelopmentSector:Residential Apartments (Self-Build Developer)Type:Full-Time, PermanentSalary- €85,000 - €90, %-15% Bonus + Pension + HealthcareRole OverviewA leading residential developer with an in-house construction capability is seeking an experienced Project Manager to lead the delivery of a large-scale apartment development (200+ units) in Leopardstown.This is a site-based, developer-side role with responsibility for construction delivery, quality, programme, and coordination across a complex multi-unit apartment scheme. The successful candidate will represent the developer on site, working closely with contractors, consultants, and internal teams to ensure the project is delivered safely, on time, and to the highest standards.Apartment experience is essential due to the scale, sequencing, and technical complexity of the scheme.Key ResponsibilitiesConstruction Delivery & Site LeadershipTake full responsibility for day-to-day delivery of the apartment project on behalf of the developer.Act as the developer's on-site representative, ensuring contractors deliver to programme, quality, and safety expectations.Monitor sequencing, resourcing, logistics, and productivity across multiple blocks and cores.Identify and resolve construction and coordination issues to maintain progress.Programme & Cost ControlReview and manage construction programmes, milestones, and handover phases.Track progress against programme and implement recovery strategies where needed.Review valuations, variations, and cost reports in conjunction with the commercial team.Quality Assurance & ComplianceEnsure all works comply with drawings, specifications, Irish Building Regulations, and BCAR requirements.Oversee inspections, benchmarking, snagging, defects management, and final close-out.Ensure testing, commissioning, and certification are completed for phased handovers.Design & Technical CoordinationManage design coordination during construction and resolve RFIs and technical queries.Work closely with architects, engineers, façade, M&E, and specialist consultants.Ensure timely issue of construction information to site teams.Contractor & Stakeholder ManagementChair site meetings, progress meetings, and coordination sessions.Liaise with utility providers, local authorities, and third-party stakeholders as required.Maintain strong working relationships with contractors and consultants to drive delivery.Reporting & GovernanceProvide regular progress, cost, quality, and risk updates to senior development leadership.Escalate issues early with clear recommendations and solutions.Ideal Candidate ProfileExperience7+ years' experience delivering apartment developments (developer or main contractor background).Proven experience managing large-scale, multi-block apartment projects (150+ units).Strong knowledge of apartment construction sequencing, fire strategy, M&E coordination, and BCAR compliance.Skills & AttributesStrong site leadership and coordination skills.Confident working with multiple contractors and consultant teams.Detail-oriented with high standards for quality and compliance.Excellent communicator and problem-solver.Comfortable representing the developer on site and driving accountability.QualificationsDegree in Construction Management, Engineering, Quantity Surveying, or related discipline (preferred).
