FOLD HOUSING ASSOCIATION IRELAND CLGJOB DESCRIPTIONJOB TITLE:Maintenance OfficerDEPARTMENT:HousingRESPONSIBLE TO:Housing and Communities ManagerGENERAL RESPONSIBILITIESThe role of the Maintenance Officer is to ensure that Fold Ireland Housing Association provides an efficient, cost effective, good quality repairs and maintenance service for all properties it manages.The Maintenance Officer will play a key role in the day-to-day delivery of the repairs and maintenanceThe Maintenance Officer will liaise closely with Housing Management staff and have a dual responsibility with estate inspections and services.Provide expert advice and information to Housing with Care Managers, tenants and residents in response to requests for repairs and maintainence.The post holder will support responsive and planned maintenance programmes while ensuring properties remain safe, compliant and fit for purpose.2. Specific Duties2.1 Day to Day RepairsCarry out pre and post inspections for repairsOperate the Associations computerised repairs system including call logging, recording repairs and the production of worksReview contractor's invoices for rates charges, hours worked and materialIdentify rechargeable repairs and insurance claims in line with the Associations MaintenanceMonitor response times regularly for completing repairs in order to measure contractorEnsure all works are completed in line with health & safety and statutory compliance requirements2.2 Approved ContractorsOperate a list of approvedEnsure that any contractors on approved list are suitably qualified for the type of work they undertake and have all the necessary documentation required to be an approved contractor inOversee the work of approved contractors in a professional manner and monitor performance against KPI'S, value for money and quality.2.3 Asset and Planned Maintenance ResponsibilitiesAssist the Housing / Estates officer, Housing manager and external consultants in the production of planned and cyclical maintenanceOversee and co-ordinate planned and cyclical maintenance programs including the annual servicing of gas boilers to tenantedCarry out and maintain a rolling programme of stock condition surveysResponsible for the development and delivery of an active AMS. Features of the AMS includes a strong evidence-based understanding of stock performance which facilitates both the maintenance and enhancement of the stock to meet the changing needs and expectations of our customers as well as regulatory requirements.Maintain a continuing programme of Stock Condition Surveys a stock database which underpins investment decisions.Producing detailed long-term investment programmes.
