Construction Project Manager Large Mixed Residential development Cork City Project Overview This development is a landmark 500-unit mixed-tenure residential scheme.
The project comprises multiple apartment blocks (up to 15 storeys), duplex units, commercial amenities, public realm works and associated infrastructure, delivered over four phases.
The Role We are seeking an experienced Construction Project Manager to take overall responsibility for the delivery of one or more phases of this large-scale urban residential development.
The successful candidate will play a critical role in ensuring the project is delivered safely, on programme, within budget, and to the highest quality standards.
This is a highly visible role working closely with senior stakeholders, local authorities, Approved Housing Bodies and design teams.
Key Responsibilities Overall responsibility for programme, cost, quality and safety on site Managing and coordinating site teams, subcontractors and design consultants Driving delivery across multi-block, high-density residential construction Ensuring compliance with BCAR, building regulations and planning conditions Leading weekly and monthly progress, cost and risk meetings Managing procurement strategy in conjunction with the commercial team Overseeing handover processes, snagging and phased completions Maintaining strong relationships with stakeholders including: Approved Housing Body Local Authority Funders / Client representatives Implementing Lean construction and modern methods where appropriate Candidate Requirements 10+ years experience in construction, with significant experience in: Large-scale residential or mixed-use developments Multi-unit apartment schemes (100+ units ideally) Proven background as Project Manager / Senior Project Manager with a main contractor or developer Strong technical knowledge of: Concrete frame and envelope packages High-rise residential construction Phased handovers and live environments Excellent people management and leadership skills Strong commercial awareness and reporting capability Qualifications Degree in Construction Management, Engineering, Architecture or related discipline Trade background with progression to management also considered Safe Pass, Manual Handling, and site leadership training Experience working under BCAR and Irish building regulations essential Whats on Offer Opportunity to manage one of Corks most significant housing developments Long-term project security on a multi-year phased scheme Senior-level autonomy and decision-making authority Highly competitive salary, benefits and progression potential Strong support from an established delivery and design team
