Commercial Manager
to join a leading
Tier 2 Mechanical, Electrical, and Maintenance Contractor
based in
Dublin, Ireland
. This is a critical leadership role responsible for the overall commercial performance, governance, and risk management across a diverse portfolio of M&E projects and long-term maintenance contracts.
As the Commercial Manager, you will be instrumental in maximizing profitability, ensuring contractual compliance, and providing strategic commercial direction to the M&E and Maintenance divisions. This role offers a competitive salary of
€120,000
.
Key Responsibilities
* Commercial Strategy & Leadership:
Lead and manage the entire commercial function, defining strategies to optimize project profitability and achieve annual commercial targets for both project work (M&E) and maintenance services.
* Contractual Governance:
Oversee all contractual activities, providing expert advice on the interpretation and administration of construction contracts (e.g.,
RIAI, JCT
) and service agreements for maintenance contracts.
* Financial Control:
Direct the preparation of project budgets, accurate forecasts, and detailed
Cost Value Reconciliations (CVRs)
, presenting clear and concise financial reports to the senior management team.
* Risk & Claims Management:
Proactively identify, assess, and mitigate commercial and contractual risks across the project portfolio. Take the lead in managing and resolving complex
claims and disputes
.
* Team Development:
Lead, mentor, and manage the Quantity Surveying team, promoting commercial best practice, contractual awareness, and professional development.
* Procurement Oversight:
Oversee high-value procurement activities for specialist M&E equipment and subcontractors, ensuring commercially robust agreements are in place.
What You'll Bring
* Proven Experience:
Demonstrable experience as a
Commercial Manager
or a high-performing
Senior M&E Quantity Surveyor
within a
M&E/Building Services Contractor
environment in Ireland or the UK.
* Sector Expertise:
Strong experience managing the commercial lifecycle of
Mechanical, Electrical, and/or Maintenance/Service contracts
is highly desirable.
* Commercial Acumen:
Exceptional strategic thinking, financial management, and negotiation skills, with a proven ability to drive profitable outcomes.
* Contractual Knowledge:
Expert working knowledge of standard construction contracts used in Ireland and experience managing contractual risks inherent in M&E projects.
* Qualifications:
A relevant degree in Quantity Surveying, Construction Economics, or a related discipline.
Professional chartership (SCSI/RICS) is highly desirable.
