We’re working with a well-established building services contractor delivering major mechanical and electrical packages across sectors including data centres, industrial, pharmaceutical, healthcare, logistics, commercial, energy and high-end residential.
They’re now looking to appoint a Mechanical Contracts Manager to take ownership of a portfolio of mechanical projects, overseeing delivery from pre‑construction handover through to final completion, handover and the end of the defects liability period.
You’ll be responsible for making sure projects are properly resourced, risks are identified early, programmes are protected, and the commercial position is managed properly throughout delivery.
What you’ll be doing
Taking responsibility for the operational and commercial performance of a portfolio of mechanical building services projects
Leading project delivery teams across multiple sites, ensuring works are delivered in line with company standards, programme requirements and client expectations
Managing the allocation of Project Managers, site teams, labour and specialist subcontractors
Reviewing project progress against contract obligations, including JCT and NEC forms of contract
Making sure delays, variations, notices and contractual issues are properly recorded and managed
Working closely with the commercial team on monthly CVRs, project spend, forecasting and profitability
Identifying project risks early and putting recovery plans in place where projects fall behind programme, budget or quality expectations
Chairing and attending senior progress meetings with clients, consultants, main contractors and internal teams
Leading project launch and contract handover meetings, ensuring delivery teams understand the scope, design, programme and commercial constraints
Carrying out regular site visits, safety inspections and audits
Ensuring compliance with RAMS, CDM regulations and wider health and safety standards
Reporting to senior management on portfolio performance, labour requirements, project risks and financial forecasts
Overseeing commissioning, snagging, handover and defects close‑out
Capturing lessons learned to improve delivery across future projects
What you’ll need
Strong experience in project management or contracts management within the building services sector
A mechanical background, ideally across large-scale commercial, industrial, healthcare, pharmaceutical, data centre or mission‑critical projects
Strong understanding of mechanical systems, installation sequencing, commissioning and project delivery
Experience managing multiple live projects or a regional portfolio
Good commercial awareness, including CVRs, variations, forecasting, risk, margin protection and subcontractor management
Working knowledge of JCT and/or NEC contracts
Ability to manage clients, consultants, main contractors, subcontractors and internal teams confidently
Strong planning, organisation and reporting skills
HNC, HND or degree in Building Services, Mechanical Engineering, Construction Management or a related discipline would be beneficial
SMSTS and a Black CSCS Card are strongly preferred
