BDO Recruitment has been retained by a growing Property Development Company to source a
Quantity Surveyor
with strong
developer-side experience
to step into a pivotal role at the heart of their growing property development business.
The Opportunity
What if your next role didn't just value your cost-control expertise — but actually relied on your commercial thinking to shape the profitability of every project?
This is a hands-on, commercially involved QS role — ideal for someone who wants to be
closer to the deal
, not just tracking costs from the sidelines.
If you're someone who thrives in a fast-moving, low-ego team where
commercial logic beats corporate theatre
, this could be a perfect fit.
Why Apply?
* Join a grounded, commercial team with
no room for ego — but plenty of room for impact
* Play a key role in a company that's been expanding consistently over the past 5 years
* Get close to
high-value, high-visibility residential and commercial projects
* Work
collaboratively with external QS partners
but lead internally
* Be part of a culture that rewards
curiosity, initiative, and confident execution
* Grow into
project leadership roles
on larger, more complex schemes
* Based in
Limerick
, with project sites typically located
no more than 90 minutes of head office
Overview
You'll be the internal QS lead, collaborating with design, commercial, and delivery teams, supported by an external QS consultancy. This is a role for someone who knows how to manage detail, but thinks in margin — someone who sees cost planning as a
profit tool
, not just a compliance exercise.
If you like being
trusted, not handheld
, and you know how to spot the €15k win in a spreadsheet column, you'll feel at home here.
Key Responsibilities
* Prepare and refine
developer appraisals
, supported by the external QS team
* Review costs, spot margin opportunities, and advise on
value engineering
* Own project budgets, cashflows, and cost tracking from end to end
* Advise on
procurement strategies
, contractor selection, and commercial risk
* Coordinate
design team appointments
and contract packages
* Prepare and manage
client-direct subcontractor packages
* Maintain internal
benchmarking data
to inform future projects
You'll Thrive In This Role If You…
* Have 5+ years' experience in QS or cost consultancy — ideally with
developer exposure
* Are commercially sharp and confident with
budgets, contracts, and negotiations
* Communicate clearly and directly — no waffle, no drama
* Enjoy working
autonomously
but with the support of smart, capable peers
* Ask questions, challenge assumptions, and constantly look for
smarter ways to build
* Are grounded, reliable, and confident in your own ability — but never arrogant
Desirable Qualifications and Experience
* Professional qualification in Quantity Surveying or Construction Management
* Experience across
residential, medical, and commercial
development sectors
* Exposure to project management or delivery oversight responsibilities
