About the Opportunity
Our client is a leading residential developer with a strong pipeline of projects across Ireland. Due to continued growth, they are seeking a Project Quantity Surveyor to join their commercial team and play a key role in the successful delivery of large-scale residential developments.
This is an excellent opportunity for an ambitious Quantity Surveyor to join a well-established organisation where they will gain exposure to major projects, work closely with senior management and progress their career within a growing business.
The Role
The Project Quantity Surveyor will be responsible for managing the commercial and contractual aspects of construction projects from pre-construction through to final account. Working closely with the Commercial Manager, Project Manager and site teams, you will ensure projects are delivered within budget while maximising value and maintaining strong relationships with subcontractors and suppliers.
Key Responsibilities
Cost Management
Manage project budgets and monitor costs throughout the project lifecycle.
Prepare and maintain accurate cost reports, forecasts and cash flow projections.
Identify cost risks and opportunities and provide recommendations to senior management.
Ensure projects are delivered within agreed financial targets.
Procurement & Subcontractor Management
Assist with the procurement of subcontract packages and suppliers.
Prepare tender enquiries and evaluate subcontractor quotations.
Negotiate and agree subcontract packages and terms.
Manage subcontractor accounts from appointment through to final account.
Valuations & Payments
Prepare and submit interim valuations and applications for payment.
Assess subcontractor payment applications and prepare payment recommendations.
Monitor project cash flow and ensure timely payments and recoveries.
Manage variations and change control processes.
Contract Administration
Administer construction contracts and ensure compliance with contractual obligations.
Prepare and manage contractual correspondence.
Identify, evaluate and manage project risks from a commercial perspective.
Support the resolution of contractual and commercial disputes where required.
Reporting & Forecasting
Produce monthly cost reports and commercial updates.
Monitor project performance against budget and programme.
Maintain accurate records of all commercial activities.
Provide regular commercial reporting to the Commercial Manager and project team.
Collaboration & Stakeholder Management
Work closely with project managers, site teams and design consultants.
Develop strong relationships with subcontractors, suppliers and clients.
Attend project meetings and provide commercial input throughout the delivery process.
Support the wider commercial team in achieving project and business objectives.
Requirements
Essential
Degree in Quantity Surveying, Construction Economics or a related discipline.
Previous experience working as a Quantity Surveyor within the construction industry.
Strong understanding of construction contracts and commercial management.
Experience managing subcontractor packages and valuations.
Excellent numerical, analytical and negotiation skills.
Strong communication and stakeholder management abilities.
Desirable
Experience working on residential construction projects.
Knowledge of Irish construction contracts and procurement processes.
Proficiency in Excel and quantity surveying software.
Membership of SCSI, RICS or progress towards chartership.
