Orange Recruitment are seeking a Mechanical Contracts Surveyor to manage the commercial and contractual delivery of mechanical services packages across a diverse range of building services projects. Working closely with project managers, mechanical engineers, design teams, and clients, you will take responsibility for ensuring that all mechanical works are properly quantified, contracted, procured, valued, and financially controlled from tender award through to project completion and final account. This role is ideal for a commercially focused professional looking to strengthen their expertise in mechanical contracting while contributing to the successful delivery of complex, high-performance building services installations. As a key member of the commercial team, you will play an important role in maintaining strong contractual governance and supporting continuous improvement across the mechanical division. Responsibilities: Undertake detailed measurement, quantification, and cost analysis of mechanical systems-including HVAC, pipework, plant, ductwork, public health services, LPHW/CHW systems, and specialist equipment-from drawings, specifications, BIM models, and site information. Manage all contractual and commercial elements of mechanical packages across the full project lifecycle, including tendering, contract drafting, procurement, installation, commissioning, and final account settlement. Prepare mechanical cost plans, budgets, progress valuations, variations/claims, cash-flow forecasts, and comprehensive monthly commercial reports. Lead the procurement process for mechanical subcontractors and suppliers: issuing enquiries, evaluating tenders, negotiating commercial terms, preparing contract recommendations, and administering contracts in line with company procedures. Work closely with mechanical engineers and site teams to verify progress on site, record installed quantities, assess change, and maintain accurate financial tracking. Maintain strong communication channels with clients, consultants, and internal teams, providing clear commercial updates including risks, opportunities, programme impacts, and contractual obligations. Support value engineering reviews by identifying commercially viable mechanical alternatives and options that improve performance or reduce costs. Ensure all commercial and contract governance processes comply with internal procedures, industry regulations, and the requirements of the main contract. Attend mechanical design reviews, site surveys, technical coordination meetings, and commissioning workshops to support informed commercial and contractual decision-making. Requirements: Degree or equivalent qualification in Quantity Surveying, Building Services, Construction Economics, or a related discipline. At least 5 years' experience as a Mechanical Quantity Surveyor, Mechanical Contracts Surveyor, or similar role within building services or M&E contracting. Strong technical and commercial understanding of mechanical building services systems, plant, equipment, installation methodologies, and associated contract administration. Excellent skills in measurement, commercial analysis, negotiation, reporting, and contract interpretation. Ability to manage several mechanical packages simultaneously and work proactively in a fast-paced contracting environment. Strong IT proficiency, including Excel, estimating/measurement platforms, and digital construction tools (BIM, CDE, etc.).
