The Role / Location
We are currently seeking an On-Site Lettings / Property Manager to join our exceptional on-site team managing a portfolio of assets including a high-end residential development in North Dublin City. This is a fantastic opportunity for an experienced Lettings Property Manager to take ownership of both the lettings and day-to-day management of a portfolio of premium schemes encompassing -units, ensuring high levels of occupancy, resident satisfaction, and operational excellence.
The Lettings Property Manager will be self-motivated and goal and results oriented, have excellent relationship management skills and be able to display a proven ability to communicate effectively with a variety of parties.An essential factor for success in this role is that the Lettings Property Manager will have sufficient lettings and tenant management experience and be capable of maintaining focus on satisfying the client’s needs and managing expectations. The ideal candidate should have excellent customer service skills, ensuring that residents receive the highest level of customer care.
Working in conjunction with the General Manager, the primary focus will be to operate and deliver an exceptionally managed PRS portfolio by maintaining full occupancy, overseeing tenant management, delivering accurate client reporting, managing unit turnover efficiently, reducing operational costs, and ensuring the highest standards of service across the development.
The role will initially be based at the North Dublin City development and, after the first 12 months, will transition to Savills Head Office at 33 Molesworth Street. At that point, the position will focus on Lettings and Property Management for assigned development(s), to be determined at the time.
The ideal candidate should:
* Production of inventories and photographs
* Production of condition reports
* Checking references
* Drafting leases
* Organising move in process & key handover
* Registering tenants with RTB
* Tracking upcoming available properties
* Day to day management of tenants and contractors
* Tracking rental payments and dealing with arrears in accordance with the RTB regulations
* Tracking contract renewals, and issuing letters in accordance with the RTB regulations
* Carrying out property inspections
* The role will involve dealing with conflict situations and the candidate must demonstrate confidence and be able to deal with these in a professional and efficient manner
* In conjunction with their line manager, deliver written output ensuring excellent quality
* Maintain regular contact with client
* Support General Manager with Budget Preparation
* Ensure all management systems are kept up to date and maintained
* Ensuring compliance with Residential Tenancy Acts, Health & Safety Legislation, Fire Services Act, Occupiers Liability Act, Waste Management and Litter Pollution Acts and Data Protection Act.
* Achieving set KPI’s
Skills, Knowledge and Experience:
· Appropriate third level and/or professional qualification
· Be fully familiar with The Residential Tenancies Acts -
· At least 3 years’ experience in lettings / property management
· Strong communication and organisation skills
· Proficiency in MS Excel, Word, and Outlook and wider IT CRM systems
· A customer service orientated individual.
· A team leader with excellent attention to detail
