Our client provides expert fire protection solutions, interior fit-out services, partitioning and ceilings installations and handover cleaning to ensure safety, compliance, high-quality finishes across sectors including commercial, residential and hospitality.
After strong year-on-year growth, from €700k in revenue in 2024, to €3.8m last year and an expected €6m this year, they are scaling its commercial capability and preparing to expand into full fire fit-out contracting services. This role is essential in building out that commercial delivery capability.
Role Overview
They are seeking an entrepreneurial, autonomous Lead Quantity Surveyor to join the team and take ownership of commercial project pricing across all service lines. You will develop bids, manage cost strategies and support commercial growth while working remotely. They would prefer candidates to be based in Dublin as the majority of their ongoing projects are based there.
As the lead commercial professional on the team, you will play a strategic role in pricing projects across sectors the business serves fireproofing, partitions & ceilings, fit-outs and associated compliance services and build the commercial frameworks needed to support future expansion into full fire fit-out contracting.
Key Responsibilities
Commercial & Estimating
* Lead pricing and commercial strategy for all project types they deliver (fire stopping, fit-outs, partitions & ceilings, handover cleaning).
* Prepare detailed cost estimates, bills of quantities and tender submissions for clients and frameworks.
* Analyse subcontractor risk and pricing, negotiate rates and manage supply chain cost performance.
* Develop commercial strategies to support new service lines, including future full fire fit-out work.
Contract Administration & Reporting
* Manage contract documentation and variation control.
* Ensure accurate measurement, valuation and monthly reporting of project costs.
* Produce commercial reports and forecasts for senior leadership to support strategic decisions.
Collaboration & Business Development
* Work with operations, project managers and directors to align pricing with delivery capability.
* Support business development with cost-led insights for target markets.
* Build and refine internal estimating templates, libraries and procedures.
Autonomy & Innovation
* Operate independently, driving your own work-plan and outputs with an entrepreneurial mindset.
* Identify opportunities for improved commercial performance, cost control and profit optimisation.
Skills & Experience Required
Essential:
* Proven experience as a Quantity Surveyor / Senior QS in fit-out, construction or interior build environments (commercial or similar).
* Strong commercial estimation, measurement and tendering skills.
* Exceptional numerical and analytical ability with attention to detail.
* Excellent communication and negotiation skills.
* Self-motivated, proactive and able to work remotely without close supervision.
Desirable:
* Experience in fire protection / fire stopping projects or mechanical / fire fit-out environments.
* Experience developing commercial frameworks for growing businesses.
* Familiarity with Irish contracts, procurement procedures and compliance
