Job title: Site Manager Location: North Dublin/Meath/Kildare Contract: Full-time, permanent Package: Competitive salary (DOE) + vehicle/allowance + expenses & benefits The Role Our client is seeking experienced Site Managers to lead the delivery of residential housing developments across North Dublin, Meath, and Kildare (150 units, 80 units, 70 Units).
The successful candidate will take full responsibility for the day-to-day management of site operations, ensuring projects are delivered safely, on programme, to the highest quality standards, and in line with company procedures.

Key Responsibilities Take full responsibility for managing residential construction projects from site set-up through to completion and handover.
Manage and coordinate all on-site activities including subcontractors, direct labour, plant, materials, and logistics.
Ensure projects are delivered in accordance with programme, drawings, specifications, and budget requirements.
Plan and sequence work to meet key milestones and housing delivery targets.
Ensure high standards of workmanship, quality control, and finishes across all units.
Enforce compliance with all Health & Safety legislation, company policies, and site procedures.
Liaise closely with Project Managers, Engineers, Architects, Building Control, and client representatives.
Maintain accurate site records including daily reports, safety documentation, inspections, and snagging lists.
Coordinate inspections, BCAR compliance, testing, and handover documentation.
Identify and resolve site issues promptly, escalating risks or delays where required.
Promote a positive site culture focused on safety, quality, teamwork, and productivity.
About You Proven experience as a Site Manager on residential housing or apartment developments.
Strong background in managing subcontractors and coordinating multiple trades on live sites.
Excellent leadership, communication, and organisational skills.
Strong ability to read and interpret drawings, specifications, and programmes.
Good understanding of Irish Building Regulations, BCAR requirements, and quality standards.
Strong problem-solving skills with the ability to manage programme and quality pressures effectively.
High commitment to Health & Safety and best practice on site.
Proficient in site reporting and digital documentation systems.
Full clean drivers licence.
Safe Pass and Manual Handling (additional certifications an advantage).
