We are seeking an experienced and commercially drivenSenior Contracts Managerwith aminimum of 10 years' experiencein construction contracting to oversee and control multiple high-value insulation and façade projects. The successful candidate will take full responsibility for contractual, commercial, and operational performance, ensuring projects are delivered safely, profitably, on time, and to the highest quality standards.Key ResponsibilitiesContracts & Commercial LeadershipLead the commercial and contractual management of multiple projects from pre-contract through final account.Interpret, manage, and administer contracts including NEC, JCT, or bespoke agreements.Negotiate contract terms, variations, extensions of time, and final accounts.Manage claims, disputes, and resolution strategies with clients and subcontractors.Provide strategic contractual advice to senior management.Project & Operational OversightOversee Project Managers and Site Teams to ensure contract compliance and programme delivery.Monitor progress against programme, identifying and mitigating risks to cost and time.Ensure effective procurement and subcontractor management aligned with contract terms.Attend and lead client and commercial meetings.Financial & Risk ManagementMaintain full responsibility for commercial performance, including cost forecasting and margin protection.Approve valuations, applications for payment, and subcontractor accounts.Identify, assess, and manage contractual and commercial risks across all projects.Ensure timely submission and agreement of variations and claims.Health, Safety & ComplianceEnsure contractual compliance with health, safety, environmental, and quality standards.Support implementation of company policies and statutory requirements.Ensure projects comply with building regulations and industry standards relevant to external insulation and façades.Client & Stakeholder ManagementAct as senior point of contact for clients, consultants, and key stakeholders.Build long-term client relationships and contribute to repeat business.Support tender reviews, bid strategies, and contract risk assessments during pre-construction.Skills, Experience & QualificationsEssentialMinimum 10 years' experience in a Contracts Manager or Senior Commercial role within the construction industry.Proven track record managing multiple high-value contracts simultaneously.Strong knowledge of construction contract law and contract administration.Extensive experience with NEC and/or JCT contracts.Excellent leadership, negotiation, and decision-making skills.Strong financial and commercial acumen.Ability to operate at senior management level and influence business strategy.DesirableDegree in Construction Management, Quantity Surveying, or related discipline.Professional membership (RICS, CIOB, or equivalent).Experience in external wall insulation, façade systems, cladding, or retrofit works.Knowledge of energy-efficiency and retrofit frameworks.What We OfferCompetitive senior-level salary package.Performance-related bonus 12-20%Company vehicle or car allowance.Pension and benefits package.Long-term career progression within a growing specialist contractor.
