Job Title: Residential Property Portfolio Manager
Are you a skilled and dedicated professional seeking a challenging opportunity in block property management?
This role is ideal for an experienced property manager who can oversee the efficient management of residential developments, ensuring high standards of service delivery. As a key member of our team, you will be responsible for implementing planned preventative maintenance schedules, managing reactive maintenance requests, and coordinating necessary works.
The successful candidate will possess strong communication, negotiation, and stakeholder management skills. You will have a solid working knowledge of Mechanical & Electrical installations and be able to manage services and facilities operations across designated developments. Additionally, you will be proficient in Microsoft Office, particularly Word and Excel, and have excellent organizational and time management skills.
Key Responsibilities:
1. Oversee the management of residential developments, ensuring high standards of service delivery.
2. Implement planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-ordinator.
3. Manage reactive maintenance requests and coordinate necessary works.
4. Oversee budget preparation, expenditure tracking, and financial management.
5. Engage with and manage contractors, ensuring delivery of cost-effective, high-quality services.
6. Conduct regular site inspections to maintain compliance with property standards.
7. Assist with insurance claims and renewals.
8. Liaise with Tenancy Managers to enforce House Rules and address any breaches in a professional manner.
9. Monitor energy consumption and support sustainability initiatives.
10. Where required, prepare for and attend Owners Management Company AGMs and client meetings.
Requirements:
Minimum of 3+ years experience in block property management.
Valid PSRA D Licence (essential).
Strong knowledge of the MUD Act and statutory property obligations.
Excellent communication, negotiation, and stakeholder management skills.
Proficiency in Microsoft Office, particularly Word and Excel.
Highly organised, detail-oriented, and able to work independently.
Ability to multitask and excel in a fast-paced environment.
Full driving licence and access to a car (required).
