About The Land Development Agency
The Land Development Agency (LDA) is a commercial, semi-State body that seeks to maximise the supply of affordable homes on public and other land in a financially sustainable manner, supporting the creation of thriving communities and delivering ongoing positive social impact. It is overseen by an independent board of directors and is funded with €5 billion of equity capital committed by the Government.
The LDA has commenced construction on a number of projects on State land and has a delivery pipeline in excess of 17,000 homes. It also works in partnership with the country’s largest and most experienced homebuilders and will deliver a further 8,000 homes under the Government’s Project Tosaigh initiative.
Additionally, the LDA is working on large-scale longer-term strategic areas by master-planning and bringing forward planning applications in locations such as Limerick Colbert Quarter, the Digital Hub in Dublin and Sandy Road in Galway.
Key Objectives
Reporting to the Senior Manager (Underwriting), the Investment Manager will work within the LDA’s investment team, whose role includes the development, approval and implementation of the agency’s delivery and funding strategies, the provision of real estate financial modelling capacity across projects and management of the supporting governance / project approval framework.
The Investment function is also responsible for the delivery of the LDA’s “Project Tosaigh” mandate, whereby the LDA engages with the market for the delivery of affordable homes, under forward purchase and forward funding mechanisms.
The Investment Manager will work on a cross functional basis across LDA projects, assisting in the financial assessment and commercial evaluation of project delivery strategies at various lifecycle stages and will be responsible for the preparation of the real estate financial model and approval requests to the relevant delegated authority to support the delivery strategy across a range of residential projects.
The investment manager will work closely with the LDA planning, property and construction teams in terms of providing viability analysis, structuring and financial modelling supports to support delivery strategies.
This is a hands-on role that offers significant responsibility and opportunities for the right candidate to advance their career and support the LDA’s delivery ambitions in the delivery of residential housing.
Key Responsibilities
* Preparation and submission of investment papers / recommendations to the appropriate internal delegated authority, including LDA Investment Committee and Board.
* Preparation of real estate financial models to support project evaluation and decision making.
* Contributing and inputting into enterprise-wide financial budgeting processes and capital expenditure forecasting.
* Coordinate maintenance and update of Investment Model inputs through cross divisional collaboration ensuring accuracy and model integrity.
* Facilitate independent reviews for return benchmarking and compliance.
* The development of collaborative working relationships across LDA departments to support delivery across a range of projects.
Person Specification
* The ideal candidate will have 5+ years relevant experience (Corporate Finance, Project Investment Analysis, or similar) and a professional qualification (accountant/CFA qualified or other financial discipline).
* Demonstrable track record of project delivery in a time critical environment.
* Strong Excel / Financial Modelling skills.
* Demonstrable ability to connect with people and work on a collaborative basis.
* Experience of planning ahead for the efficient completion of significant workloads to tight deadlines.
Desired Criteria
* Corporate finance, capital projects assessment and / or investment experience beneficial.
* Experience in property development or investment industry.
* Ability to manage a diverse workload and comfortable in a changing and expanding team environment.
* Must be able to demonstrate ability to work collaboratively in a team.
* Self-motivated and focused.
