Week 1 - 7.00-15.30, Mon – Fri
Week 2 - 12.30-21.30, Mon – Thurs & 12.30-18.30 Fri. The Caretaker will be responsible for: SECURITY Be responsible for securing premises including ensuring all windows are closed, doors & gates, both internal & external are locked at the end of each dayOpen & close the premises & grounds, except in circumstances where the Facilities Manager or other Authorised Person authorises another person to do soControl and monitor access and departures of staff/deliveries/visitors to college car parks.Safe custody of keys of the premises, the allocation of keys to staff (where approved by the Facilities Manager)Operate fire alarm, intruder alarm & building security systems & report any faults to the Facilities Manager or HelpdeskAttend after-hour alarm callouts, & where appropriate ensure that the premises are secure and cleaned at the earliest opportunity when clearance has been given and any unauthorised entry or damage is reported to the FM or other Authorised PersonDuring normal working hours report any suspicious activity or breach of security immediately to the Facilities Manager or HelpdeskAny breach of security must be reported to the FM or HelpdeskApply grit/rock salt in times of snow & frost to ensure pathways & entrance are free from snow & iceMECHANICAL & ELECTRICAL SERVICES Efficient operation of the premises boilers/heating system as required by the Facilities Manager in accordance with the Client's energy efficiency policyReplace lamps, tubs & plugs to a level of 3.35m using appropriate equipment, except where access from above can be gainedCarry out regular inspections as defined by FM to firefighting equipment & report any defects to the Facilities Manager or other authorised personMonitor & document usage of fuel, water & electricityPORTERAGE Receipt, distribution & transport of all stores, materials & other goods as requiredPrepare rooms as per room bookings, special events and examinations etc.
& any other purpose as requiredDespatch goods and other materials from the buildingTransport all refuse bins to and from their collection pointCLEANING Ensure that all hard surfaces & paths & ornamental grounds around the premises are clean, tidy & free of litter.Litter to be cleaned on a daily basisEnsure that all external surfaces drains & gullies & kitchen grease-traps within the building complex are free flowing & clean by removing obstructionsAssist the FM to plan periodic work in consultation with service usersAssist the FM in the implementation of changes in work procedures to improve economy, standards or ease of operationMonitor suitability and performance of material and light equipment and advise the FM where these are inappropriate for the taskEnsure that bins within the building complex are washed and cleanedEmpty on a daily basis litter bins within the building complexReplenish toilet rolls, soaps, paper towels and other requisites required throughout the working dayClean external signs, lights covers and notices up to 3.35mClean non-electrical fittings on all portable hearing and ventilation equipmentAssist the FM on the requisition requirementsPrepare the college for after-Institute activities, clean and prepare the college for its normal useDirect and clean all internal fixed glass surfaces up to 3.35 metres using the appropriate equipment provided to ensure safe working conditionsEnsure that all defects in equipment used by the Caretaking staff are reported to the Facilities ManagerEnsure that cleaning standards within the building meet Graham FM standards.
Where appropriate assist the FM with complaints in respect of the cleaning provisionEnsure that service requests issued by FM or Client are addressed and completedHANDYPERSON DUTIES Carry out handyperson duties within the competence of the post-holderAssist with maintenance duties, e.g., painting, shelving, signs, replacing locks & small alterations, etc.GENERAL CONDITIONS Prepare the premises for normal day & evening activities including the inspection of furniture to ensure student safetyThe post holder will be required to assist in the evacuation of the building in the event of a fire drill or an actual emergency by acting in the capacity of Fire Warden or Fire MarshallAll duties must be carried out to comply with:The H&S At Work (NI)Order 1978;Acts of Parliament, Statutory Instruments & Regulations & other legal requirements;COSHH Regulations & all relevant Codes of PracticeADMINISTRATION Provide the Facilities Manager with timely reports on any defects in the premises externally & internallyAssist the FM with filing documentationPrepare reports on any defects in the premises externally and internallyComplete all paperwork/documentation associated with the post including timesheets, written reports and monitoring reports when requiredProvide records of consumable stocksTRAINING Caretakers will be required to attend appropriate training to facilitate the effective undertaking of duties commensurate with their gradeMISCELLANEOUS The post holder will be required to undertake any other duties falling within the purview of the grade as required by the Facilities Manager or other Senior ManagerThe person appointed will be required to undertake evening duties & work at other sites to meet the needs of the CompanyThe post holder will be required to work outside of normal workings hoursThe Company will provide a uniform which must be worn at all times whilst on dutyProtective clothing will be provided by the Company & must be worn appropriate to the task being carried outThis job description is intended to give the post holder an appreciation of the role envisaged for the job title and the range of duties to be undertaken.

Essential Criteria: Demonstrate previous experience in a similar rolePractical experience of basic maintenance in any of the following areas, building, joinery, mechanical/electrical maintenance, grounds maintenanceUnderstanding of basic repair/maintenance issuesCurrent UK Driving LicenceAbility to communicate effectively and prioritise workloadsAble to attend key holding callouts and work outside normal working hours, when requiredGood time keeping - including being on callDesirable Criteria: Previous experience in a similar educational environmentPossess handyperson skillsH&S and BICSc qualificationsPlease note that Applicants will not be expected to meet any (or all) of the desirable criteria to be considered for interview.
