Residential Property Manager (Block) My client, an award-winning leader in residential property management, is seeking an experienced and highly motivated Block Property Manager to join its dynamic and professional team. About the Role The Block Property Manager will be responsible for the efficient management of the common areas within high-quality residential developments, primarily institutionally owned with some subject to MUD Act requirements. Key Responsibilities Oversee the management of residential developments, ensuring high standards of service delivery. Oversee the implementation of planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-ordinator. Manage reactive maintenance requests and coordinate necessary works. Oversee budget preparation, expenditure tracking, and financial management. Engage with and manage contractors, ensuring delivery of cost-effective, high-quality services. Conduct regular site inspections to maintain compliance with property standards. Assist with insurance claims and renewals. Liaise with Tenancy Managers to enforce House Rules and address any breaches in a professional manner. Monitor energy consumption and support sustainability initiatives. Where required, prepare for and attend Owners Management Company AGMs and client meetings. Ensure Health & Safety actions identified in audits are implemented in a timely manner. Work with General and Property Managers to ensure expenditure does not exceed budgets. Maintain a solid working knowledge of Mechanical & Electrical installations (pump systems, heating systems, water tanks, access control, CCTV, solar panels, etc.). Manage services and facilities operations across designated developments. Be available to assist where required for Out-of-Hours emergency Helpdesk support. Manage all contractor-related documentation and delivery (permits to work, RAMs, tenders, health & safety, SLAs, SOPs, financial reports, etc.). Liaise directly with clients and prepare monthly or ad-hoc reports in line with each clients requirements. Candidate Requirements Minimum of 3+ years experience in block property management. Valid PSRA D Licence (essential). Strong knowledge of the MUD Act and statutory property obligations. Excellent communication, negotiation, and stakeholder management skills. Proficiency in Microsoft Office, particularly Word and Excel. Highly organised, detail-oriented, and able to work independently. Ability to multitask and excel in a fast-paced environment.
