Building Manager – Fitzwilliam 28
Join Savills Ireland to manage the newly developed, ESG‑quality office building at 28 Fitzwilliam Street, Dublin’s Georgian Mile, designed by Grafton and O’Mahony Pike Architects.
The successful applicant will be proactive, capable of working on own initiative, and provide administrative support to the wider team. Demonstrate service standards and key deliverables in line with contractual obligations and operate proactively to anticipate customer needs.
Key Responsibilities
* Oversee day‑to‑day building operations, ensuring efficient, safe, and tenant‑friendly service.
* Coordinate maintenance and repairs for HVAC, electrical, plumbing, security, cleaning, landscaping and other infrastructure.
* Implement and maintain building safety protocols, emergency procedures, fire safety and security measures.
* Manage access control systems, ensuring secure entry for tenants and visitors.
* Monitor building systems, conduct regular inspections, and address maintenance or operational issues promptly.
* Work with central FM team to manage outsourced contractors, permits, RAMS, etc.
* Support building landlord and stakeholders to deliver ESG goals and targets.
* Source, evaluate and manage relationships with third‑party vendors and contractors for maintenance, repairs, and services.
* Prepare and manage annual building budget, including operating expenses, maintenance costs, and capital improvements.
* Monitor, analyze financial performance and identify cost‑saving opportunities.
* Review and approve invoices for accuracy and adherence to budget.
* Provide regular financial reporting to stakeholders.
* Foster positive tenant relationships, acting as primary contact for needs, inquiries, concerns.
* Organise occupier meetings, providing updates and reports on building operations, policies and improvements.
* Collaborate with tenants to develop and implement sustainability initiatives and energy‑saving measures in line with WELL certification.
Required Skills & Experience
* Building mobilisation, practical completion handover experience and occupier fit‑out management.
* At least 5 years of strong corporate building management experience.
* Proficient in facilities management software, CAFM systems and Microsoft Office Suite.
* Solid understanding of ESG and its importance in the built environment.
* Strong knowledge of building systems, codes and regulations.
* Analyze budgetary information to assist in annual budgeting process and cost management.
* Excellent verbal and written communication; must be Excel literate.
* Experience onboarding and managing a newly constructed building is a key requirement.
