Your New Role
Block Property Manager: Responsible for the comprehensive management of multi-unit residential developments. Key responsibilities include:
1. Maintenance Coordination: Oversee maintenance and repair of common areas, facilities, and equipment, ensuring efficiency and compliance with health and safety regulations.
2. Service Contracts Management: Manage contracts with service providers, negotiate terms, monitor performance, and ensure high standards of service.
3. Financial Management: Prepare and manage budgets, forecast expenses, track expenditures, handle invoicing, collect service charges, and report to OMC Boards.
4. Compliance and Regulations: Ensure properties comply with relevant regulations, building codes, and safety standards, staying updated on legislative changes.
5. Tenant Relations: Act as the primary contact for residents, address concerns, resolve disputes, and facilitate communication between residents and management.
6. Risk Management: Identify risks, conduct inspections, and implement measures to safeguard the property and residents.
7. Project Management: Lead renovation and improvement projects, coordinate with contractors, and ensure quality and timely delivery.
8. Estate Management: Plan and oversee maintenance and refurbishment programs, including fire safety and equipment, and manage work schedules.
9. Accounting Services: Advise on sinking funds, prepare service charge estimates, administer finances, and report income and expenditure.
Requirements for Success
To succeed, candidates should have:
* At least 3 years of experience in block property management or related fields, with preference for experience in multi-unit residential developments.
* Relevant qualifications in property management or real estate; certifications like PSRA license are advantageous.
* Strong organizational and communication skills, proficiency in property management software, and financial reporting tools.
* In-depth knowledge of Irish property regulations, building codes, and safety standards.
* A proactive, detail-oriented, and service-focused attitude, with excellent interpersonal skills.
