As the company continues to expand, they are seeking an experiencedCommercial Managerto lead the commercial function and support ongoing and upcoming projects in Donegal.Role OverviewThe Commercial Manager will be responsible for overseeing all commercial aspects of multiple construction projects, ensuring strong cost management, contractual compliance, and commercial performance. The role requires a hands-on commercial leader who can support project teams, manage client relationships, and ensure profitability across the project portfolioKey ResponsibilitiesLead the commercial management of projects from pre-construction through to final account.Prepare, manage, and monitor project budgets, forecasts, and cost plans.Review and negotiate contract terms, ensuring compliance with company and legal standards.Oversee procurement and manage subcontractor packages, including tendering, negotiation, and appointment.Assess and value variations, claims, and change orders.Manage risk and identify cost-saving opportunities throughout project lifecycle.Provide commercial reporting to senior management including monthly CVRs, cashflow, and performance metrics.Work closely with project managers, site teams, clients, and subcontractors to ensure smooth project delivery.Ensure timely agreement of interim valuations and final accounts.Maintain strong knowledge of industry regulations, construction contracts (including RIAI, Public Works, NEC), and best practices.Qualifications & ExperienceDegree in Quantity Surveying, Construction Economics, Commercial Management, or a related discipline.Minimum 5+ years' experience in a commercial or QS role, ideally within the construction contracting sector.Proven experience managing commercial and/or building projects.Strong understanding of Irish construction contracts and commercial procedures.Excellent negotiation, analytical, and problem-solving skills.Ability to manage multiple projects in a fast-paced environment.Strong financial acumen with experience preparing CVRs and cost forecasts.Proficient in relevant software (e.g., Excel, construction management tools).Excellent communication and stakeholder-management skills.
