We are seeking a Project Director for our expanding business, based either in Dublin or the UK.
Reporting to the Regional Director/BU MD, the Project Director has overall responsibility for managing and onsite construction of major/complex contracts typically valued over £60m. The role involves involvement from tender stage as the project lead, liaising with the Estimating team to secure the project. With approval from the Regional Director/MD, the Project Director will prepare the PEP and build the project team for contract commencement. The role includes managing business interests, risks, and delivery strategies to ensure commercial success.
Pre-Construction
* Lead the Tender Team, including Estimator, CM, QS, and external consultants
* Manage tender production to ensure competitiveness and compliance
* Prepare programme, method statements, prelims, and submission documents
* Chair start-up and internal meetings, develop procurement strategies, and prequalify key supply chain partners
* Prepare preliminary Risk Register and manage project risks
* Coordinate with SQS to prepare procurement schedules
* Ensure health, safety, and environmental plans are in place and registered
* Agree on site layout and logistics, and notify authorities of site start date
* Develop employee resource plan with Regional Director
* Set design strategy, including BIM, DRM, and scope of services
Construction
* Arrange start-up meetings and manage PEP preparation
* Coordinate contract document completion and project initiation
* Ensure quality, environmental standards, and progress are maintained
* Manage subcontractors and suppliers, including vetting and meetings
* Oversee resource management, including staffing and coverage
* Lead internal and subcontractor meetings
* Manage prelims, applications for extensions, and constructability reviews
* Monitor progress, costs, risks, and administrative procedures
* Drive safety, quality, and client communication, including legal and technical issues
* Oversee financials, including interim accounts, final accounts, and profitability reports
* Coordinate production of CVR reports and strategic planning
* Identify and plan for potential issues affecting costs or schedule
* Ensure procurement of certificates and post-contract services
* Manage post-completion defect rectification and client relations
* Manage project team development and ensure cohesive operation aligned with company values
Post Construction
* Ensure customer-centric aftercare
* Support final account preparations and gather client references
* Maintain contractual relationships and address defects
* Typically requires 15+ years in construction with similar organizations
* Deep understanding of market, finance, construction techniques, and safety regulations
* Proficiency in planning, commercial management, and key account management
* Qualifications: industry-related management qualification, membership of professional institutions (e.g., MCIOB, CEng MICE)
