Job Description: Head of Asset Strategy
This position is open to all localities with office attendance required in one of our offices in Cork, Dublin, Dundalk or Galway.
The Head of Asset Strategy leads the strategic and operational delivery of asset management within Property Services, focusing on customer service, compliance, financial management, and collaboration across functions.
Key Responsibilities:
* Deliver the strategic priorities and plans relating to Asset Management within Property Services.
* Provide vision, leadership and management in delivering customer-focused, efficient and effective Asset Management services.
* Lead on the delivery of Tuath Housing Association’s asset management strategy, maximising the return on investment of our property portfolio.
* Ensure compliance with all statutory, contractual, and property-related Health and Safety legislation.
* Manage annual budgets, ensuring corrective actions are taken to avoid unnecessary over or underspend at year-end.
Technical Knowledge:
* Technical knowledge relating to building construction methods and materials, building standards and defects, schedule of rates, building design and services.
* A good working knowledge of relevant statutory frameworks applying to residential properties.
* Provide advice and guidance on building maintenance and property services to colleagues.
Asset Management:
* Work with the Director of Property Services to develop the directorate’s asset management strategy.
* Maintain up-to-date data on stock condition, values of properties, and inform investment and asset optimisation decisions.
* Prepare budgets for annual planned and cyclical maintenance investment programmes.
Procurement and Contract Management:
* Develop, implement, and monitor effective client-side management arrangements, including contracts/SLA’s with external contractors.
* Ensure the effective procurement and delivery of planned and cyclical maintenance services and programmes.
* Demonstrate financial awareness and ensure the delivery of effective budgetary control and efficiencies within the organisation.
Compliance:
* Ensure the association complies with all property-related Health and Safety legislation and regulations.
* Maintain up-to-date knowledge on Policy at a national and local level and inform Tuath Housing Association of any relevant changes.
