Director Asset Services - Role overview:
Reporting to the Head of Asset Services, this is a new role, and the focus is two-pronged:
* Managing a portfolio of traditional multi-let buildings and managing on-site Building Managers for buildings in the portfolio. Key to this role is the successful management to the highest standards to continuously enhance the occupier experience, reflective of our client’s brand.
* Driving the future of the Workplace by developing the concept of Operational Real Estate within the portfolio through the management and identification of new occupier amenity opportunities and implementing a strategy of hospitality focused service portfolio wide.
Role Responsibilities
* Reporting: Management of the operating budgets and reporting on expenditure. Preparation of internal quarterly asset management reports, including analysis of service charge and operational expenditure.
* People Management: Attendance at office sites to oversee day-to-day management of on-site Building Managers for the traditional multi-let buildings in addition to Workplace Managers and Community Managers who are working on concepts that the company is rolling out.
* Services innovation: This includes contributing to the strategy development of the overall services.
* Hospitality: Proactively identifying opportunities for value add and enhancing the occupier experience through hospitality led initiatives and service levels. This includes overseeing the rollout of services initiatives.
* Stakeholder Management: Professionally coordinate activities and communications with key stakeholder groups
* Procurement: With the support of Building Managers (who will report into the appointee day-to-day), procurement and oversight of building services and preparation of annual expenditure budgets and audits. Approval of contractor invoices in line with pre-agreed service levels and annual budgets.
* Risk Management: Responsibility for site services risk management and compliance with all statutory requirements, e.g. lift compliance.
Personal Profile
* The appointee will be a Director level professional, with 10-15+ years’ experience, in an Property Management, Facilities Management or Asset Management role within the commercial real estate industry.
* Will have an understanding of property and the fundamentals of Property Management who can demonstrate the importance of service and creating the experience that occupiers will relish.
* Relevant candidates will have a background in Property Management and Service charge understanding.
* Relevant candidates will have a really good eye for quality, detail and best in class building presentation.
* An experienced people manager who leads by example.
* A clear communicator is essential as the role involves a significant amount of engagement with occupiers and other stakeholders including site-based staff & Supply Chain partners.
* A strong interest in sustainability and enhancement of the built environment and public realm. The successful candidate would ideally have a good knowledge of technology and how it can be used to improve building management practices and the occupier experience.
Location
* Role is based at our client’s City Centre based Head office with regular site visits to nearby prime office properties. Candidates will need to be living in Dublin or surrounding counties as the nature of the role requires a 5-day a week Head office or onsite presence.
Remuneration
* An attractive base salary, bonus scheme and package commensurate with the seniority of the role will be offered.
