* Conduct building inspections and prepare detailed condition, defect diagnosis and technical reports.
* Oversee the management and maintenance of commercial developments.
* Provide consultancy on service charge budgets and expenditure, ensuring lease compliance and value for money.
* Deliver expert advice on landlord and tenant matters, including lease obligations, dilapidations, and repair liabilities.
* Prepare and review maintenance plans, schedules of condition, and refurbishment specifications.
* Manage external contractors, tender processes, and supervise works on site.
* Contribute to long-term asset management strategies and capital works planning.
* Liaise with clients, tenants, legal advisors, managing agents, and other stakeholders.
* Maintain professional and regulatory compliance across all responsibilities.
Job Requirements
* 5+ years’ work experience in a property/building surveying environment.
* Degree in Building Surveying, Property Management, or a related discipline.
* MRICS or working toward chartership (preferred but not essential).
* Strong knowledge of commercial leases, service charge mechanisms, and property legislation.
* Proven experience in property management and service charge consultancy.
* Excellent report writing and communication skills.
* Proficient in Microsoft Office; experience with property management systems advantageous.
* Ability to work independently, prioritise workload, and meet deadlines.
* Experience in both commercial and residential sectors.
* Understanding of health & safety, CDM regulations, and compliance.
* Familiarity with asset management, lifecycle costing, and budget forecasting.
* Contract administration experience (e.g., JCT Minor Works, Intermediate).
