 
        
        Job Title: Property and Facilities Manager
Role Summary:
The Property and Facilities Manager is responsible for overseeing and coordinating all maintenance, facilities and property across the Avoca estate. This role ensures that all physical assets are maintained, facilities are safe and compliant, and all property obligations are met, in line with Avoca's growth agenda. The successful candidate will ensure all properties & facilities are maintained to the highest standards, both internally and externally, while ensuring full compliance with health, safety, and environmental regulations.
Resources:
There is a team of 3 reporting into this position: A qualified electrician, a painter and a handyman.
3rd party contractors are also used where the expertise is not within the team or there is not sufficient resource
Key Responsibilities:
1. Maintenance Management
 * Develop and implement preventive and corrective maintenance programs across the Avoca estate.
 * Supervise maintenance teams and external contractors.
 * Establish and maintain an equipment register and a 3-to-5-year plan around each asset (Maintenance and Replacement)
 * Ensure compliance with safety regulations and industry standards.
 * Monitor maintenance KPIs and optimise equipment uptime.
 * Establish system and process for issue logging, with statistics on resolution.
 * Manage maintenance budgets and procurement.
2. Facilities and Property Management
 * Oversee the upkeep, renovation, and security of all facilities/property across the Avoca estate.
 * Ensure compliance with health, safety, and environmental regulations.
 * Manage leases, property documentation, and vendor contracts.
 * Coordinate space planning and new store openings.
 * Implement energy efficiency programs.
 * Management of facilities and property budgets and procurement ensuring best value is derived from the expenditure
 * Manage the facilities suppliers for each location in the Avoca business
Skills and Competencies:
 * Strong leadership and team management skills.
 * Excellent organisational and project management abilities.
 * Proficiency in relevant IT systems/ software.
 * Knowledge of regulatory compliance
 * Can do attitude
 * Analytical mindset with a focus on continuous improvement.
Qualifications:
 * Related third level qualification
 * 5+ years of experience in a multi-disciplinary property and facilities manager role ideally within a retail /manufacturing environment.

Reports to Financial Director Avoca.
