As part of our continued growth, Dominic OConnor Ltd is seeking a Senior Quantity Surveyor with experience in general construction projects, ideally with exposure to public sector frameworks and decarbonisation upgrades. These include deep retrofit programmes, energy efficiency upgrades, and building fabric improvements across schools, hospitals, and public buildings.
We’re proud to now act as main contractor on several such projects and we are looking for a commercially sharp, detail‑oriented QS to ensure financial control, value for money, and best practice in cost management from tender to close‑out.
Role Purpose
The Senior QS will manage the commercial function across a range of retrofit and construction projects, ensuring they are delivered on time, on budget, and to a high standard, with full compliance with public procurement and construction contract obligations.
Key Responsibilities
* Full commercial management of construction projects under GCCC or equivalent contracts
* Preparing cost plans, BOQs, and subcontractor procurement packages
* Managing project budgets, valuations, interim claims, and final accounts
* Tracking and reporting on cost performance and commercial risk
* Liaising with design teams, consultants, and public sector stakeholders
* Overseeing contract variations, compensation events, and change control processes
* Ensuring compliance with building regulations, public works contract conditions, and company policy
* Contributing to prequalification and tender documentation for new public projects
* Supporting sustainability and energy efficiency cost tracking under SEAI and DoES schemes
Requirements
* Degree‑qualified in Quantity Surveying, Construction Economics, or related discipline
* Minimum 5 years post‑grad experience, ideally with experience on GCCC contracts
* Strong understanding of decarbonisation works (fabric upgrades, insulation, M&E coordination, etc.)
* Excellent working knowledge of public procurement processes
* Ability to manage multiple projects, deadlines, and reporting cycles
* Skilled in Microsoft Office; experience with Buildsoft or similar QS software desirable
* Strong interpersonal and negotiation skills
* Full clean driving licence and legal right to work in Ireland
