With an overall estate size of c.
85 acres, Blanchardstown Town Centre represents Ireland's largest concentration of retail space, with 159,000 sq m of retail accommodation across the core shopping centre and two independent retail parks.
The centre is anchored by Marks & Spencer, Dunnes Stores, Boots and Zara.
In total there are over 180 stores and restaurants, with 7,000 car parking spaces available on site.
We are looking for an exceptional person to join our team at Associate Director level.
The successful candidate will work with a team of two other Directors responsible for the management of Blanchardstown Centre, with the potential to support Directors on other large instructions.
This role places particular emphasis on client and occupier relationship management, site team support and development and continuous improvement.
Based at our head office and at Blanchardstown Centre, the successful candidate will be expected to work closely with the Centre Management team at Blanchardstown Centre, and will be required to identify and develop new business opportunities that will help continue the strong growth of our successful and expanding property & facilities management business.
Key Responsibilities
For Blanchardstown Centre, the successful candidate will serve as the principal face of the surveying aspects of the running of the property.
This includes a very 'hands on' approach to management, including responsibility for inspections, sensitive data management, client reporting, lease management, service charge budget management, arrears collection, and cashflow management as the fundamentals of property management.
The role also includes the management of the complex service charge budgets in line with the SCSI guidelines, assisting with the overseeing of the Commercialisation strategy on site at Blanchardstown Centre, sustainability projects, and supporting the client and Directors with other tasks as and when required.
The successful candidate will also be responsible for and have ample opportunities to have good working relationships with retailers, including on debt management, trading performance, discussion plans to refresh a retailers space, providing recommendations to the client etc.
An excellent relationship with the Centre Management team will be key, working together to ensure the efficient, effective running of the scheme to bring in footfall and sales in a clean and safe environment.
Regular site visits, and making efficient use of time during visits will be a staple part of the role.
The candidate will also be required to deliver written output ensuring excellent quality, timeliness, accuracy and completeness, and to mentor, develop and line manage staff as required.
Skills, Knowledge and Experience Required
Strong Property Management experience, and an in-depth understanding of the challenges currently facing the retail market are essential.
Must have experience of lease maintenance and an understanding of property accounting.
Must understand the principles and practice of client care.
Excellent time management and organisational skills and use a good level of personal initiative.
Strong team player: builds relationships and consults with others, quickly establishes trust and credibility.
Be articulate, professional and persuasive with a good telephone manner and good report writing skills.
Excellent interpersonal and influencing skills.
Show the ability to cross sell other services within the Company.
Ability to work with relatively high degree of autonomy with minimal supervision.
Be SCSI / RICS qualified or in the process of completing / intending to complete qualification.
A solid understanding of ESG and the importance it plays in the built environment.
Be IT competent and ideally have experience with our property management software system Yardi.
Have a full valid driving licence and use of own car.
