Role Overview
The
Senior Quantity Surveyor / Commercial Manager
will be responsible for the commercial management of multiple residential projects from pre-construction through to final account. Reporting to the Commercial Director, this role involves leading all cost, contract, and procurement functions while providing strategic input into project delivery and profitability.
Key Responsibilities
* Manage all commercial aspects of residential projects, including cost planning, procurement, valuations, and contract administration.
* Lead the preparation of detailed cost estimates, bills of quantities, and tender documentation.
* Oversee subcontractor tendering, selection, negotiation, and contract award.
* Ensure accurate monthly valuations, progress payments, and cost reporting.
* Monitor project cash flow, forecast costs, and identify potential risks or savings.
* Manage variations, claims, and change control processes in line with contract requirements.
* Liaise closely with project management, design, and site teams to ensure commercial alignment.
* Prepare and present monthly commercial reports to senior management.
* Mentor and support junior quantity surveyors and commercial staff.
* Ensure compliance with company policies, contractual obligations, and health & safety regulations.
Skills & Experience Required
* Degree-qualified in Quantity Surveying, Construction Economics, or related discipline.
* Minimum 7+ years' post-graduate experience, ideally with a main contractor.
* Proven track record in the commercial management of residential or mixed-use projects.
* Excellent analytical, negotiation, and communication skills.
* Ability to lead commercial teams and liaise confidently with clients, consultants, and subcontractors.
* Proficiency in estimating and cost control software.
* Chartered status (SCSI / RICS) preferred but not essential.
