Job Description: Building Services EngineerResponsible To: Building Services Team LeaderResponsible For: N/ALocation: DublinContract: Full Time PermanentJob Summary:As Building Engineer your role is ensuring that Tuath's homes are safe, well-maintained, legally compliant, and fit for customers to live in. This role is responsible for the design, maintenance, and operation of the mechanical and electrical systems within the housing stock, such as heating, ventilation, plumbing, lighting, and energy systems.The following list is typical of the level of duties which the post holder is expected to perform or be responsible for. It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time. The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.KEY RESPONSIBILITIES (Functional):Maintenance and RepairsOversee or manage the repair and maintenance of building services to include:Heating systems (boilers, heat pumps)Electrical systems and lightingPlumbing and sanitationFire alarms and sprinkler systemsLifts and ventilation systemsEnsure systems are compliant with regulations (e.g., gas safety, electrical safety).Defect analysis inspections, preparation of reports, advice and recommendations as required.Project WorkSupport or lead the installation or upgrade of building services in new developments or refurbishment projects.Collaborate with architects, contractors, and surveyors to specify and design appropriate systems.Review and appraisal of consultant's design and documentation to ensure compliance with relevant guidelines and regulation, including necessary amendments before issue of final approval.Oversee procurement and manage project contracts, including administrative responsibilities.Energy Efficiency and SustainabilityRecommend and implement energy-saving measures (e.g., LED lighting, smart heating controls, solar panels).Monitor building performance and suggest improvements to reduce carbon footprint.Compliance and RegulationsEnsure compliance with:Building Regulations (e.g., Part L for energy efficiency)Gas and electrical safety legislationWater hygiene standards (e.g., Legionella control)Prepare documentation for audits, inspections, and certifications.Asset Management and PlanningContribute to planned preventative maintenance (PPM) schedules.Input into asset management plans, helping Tuath make decisions about repairs vs replacements.Assist in management and monitoring of works, with particular reference to the building services installation and commissioning.Tenant Support and CommunicationProvide technical input when tenants raise issues with heating, hot water, or electrics.Help investigate recurring faults or tenant complaints.KEY RESPONSIBIITIES (Organisational):Provide input into the Operational plans.Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.Provide statistical data, information, and testimonials for annual report.In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.Liaise with OMC's, Local Authorities, and other stake holders.Health and Safety ResponsibilityTo conduct all activities in a manner which is safe to yourself and others.
