Senior Estimator
Townmore is seeking an experienced and detail-driven Senior Estimator to lead the preparation and submission of competitive, accurate, and high-quality tenders across our diverse project portfolio. This includes residential apartment blocks, commercial offices, educational facilities, and life sciences projects.
As a key member of the Pre-Construction Team, the successful candidate will be responsible for managing the full estimating process—from initial enquiry through to final bid submission—ensuring commercial competitiveness and alignment with Townmore’s strategic goals.
The ideal candidate will have a strong background in estimating for main contractors, excellent analytical and negotiation skills, and a collaborative approach to working with design, procurement, and operations teams.
Key Responsibilities
* Lead the preparation of cost estimates, tender documentation, and pricing strategies for a wide range of construction projects.
* Analyse drawings, specifications, and project requirements to prepare accurate and competitive cost plans.
* Liaise with subcontractors and suppliers to obtain quotations and develop pricing comparisons.
* Prepare bills of quantities, take-offs, and schedules in line with industry standards.
* Identify project risks, opportunities, and value engineering options during the tender phase.
* Ensure all estimates comply with contractual and regulatory obligations.
* Provide input into project strategies and preliminary programmes from a cost and constructability perspective.
* Work closely with internal departments including design, planning, procurement, and project management to develop comprehensive bid proposals.
* Attend pre-tender and post-tender meetings, site visits, and client briefings as required.
* Contribute to handovers from pre-construction to delivery teams, ensuring clear communication of project scope and pricing assumptions.
Data & Systems Management
* Maintain an accurate and up-to-date database of subcontractor and supplier pricing.
* Support the continual development of estimating tools, templates, and processes.
* Track tender outcomes and provide feedback to inform future pricing strategies.
Requirements
* 5+ years’ experience in a senior estimating role within the construction industry, ideally with a main contractor.
* Proven track record of preparing successful tenders for medium to large-scale building projects.
* Strong technical understanding of construction methodologies, materials, and building regulations.
* Excellent numerical, analytical, and problem-solving skills.
* Proficiency in estimating software (e.g., Cubit, Buildsoft, CostX) and Microsoft Excel.
* Relevant third-level qualification in Quantity Surveying, Construction Management, or Engineering.
* Strong communication and negotiation skills, with a proactive and solutions-oriented mindset.
