Overview
As Senior Quantity Surveyor for Vision Built, you will take full commercial responsibility and ownership of the project, working closely with the Contracts Manager/Project Manager and the construction team to ensure successful project delivery. You will maintain relationships, maximize commercial returns, and manage risks.
Responsibilities
* Develop and implement the commercial strategy, adjusting with MQS to suit the project as it develops.
* Liaise with and influence the team and construction process on commercial matters.
* Manage commercial and contractual issues, including:
* Preparing tenders, analyzing and selecting subcontractors, finalizing subcontractor orders, and managing financials to final account completion.
* Prepare and present forecasts, targets, and CV reconciliations.
* Prepare and agree on valuations, including certificates and payments.
* Handle variations with proper records and agree on works progress.
* Update projected Final Accounts regularly and prepare, submit, and agree on Final Accounts promptly.
* Engage in value engineering and design development.
* Protect the company's contractual entitlements.
* Maintain site records, admin, and document control.
* Manage insurance and warranties.
* Identify and monitor risks and opportunities, updating plans accordingly.
* Manage arising risks and opportunities effectively.
Experience
* 5+ years as a Senior Quantity Surveyor in residential or commercial construction projects.
* Excellent verbal and written communication skills.
* Ability to manage people and situations sensitively for commercial advantage.
* Commercially inventive and astute.
* Demonstrated ownership and awareness of commercial aspects.
* Effective time management, organizational, interpersonal, and negotiation skills.
* Experience mentoring and managing others.
* Ability to be assertive and pragmatic with stakeholders.
