Design Build Search are working closely with a developer who are going through an exciting period of growth. Due to a strong pipeline of projects across Leinster they have an opening for a Senior Quantity Surveyor. The successful applicant will lead and manage a team of Quantity Surveyors to ensure all commercial aspects of the business are managed effectively.

Requirements
* Degree qualified in Quantity Surveying or related field
* 10+ years post-college QS experience
* 10+ years residential experience
* Previous experience with a developer or main contractor
Duties and responsibilities
* Ensure a process is in place for regular reporting and daily/weekly commercial/QS/purchasing functions which are carried out in line with the business needs
* Develop processes and systems to streamline business operations
* Developing and drafting various reporting types; internally and for investors/funders/bank monitors and others.
* Developing business cases, including development appraisals, cost plans and other functions with the development team.
* Overseeing feasibility appraisals, consultant procurement, due-diligence and delivery program.
* Responsible for cost controlling all projects and ensuring budgets are achieved.
* Monitoring budgets and timescales
* Coaching, mentoring and training staff
* Report directly to and support the Managing Director on various issues.
* Working across all functional areas in context of contractual, commercial and project management issues
* Full support to both construction and development teams plus other duties when required
* Management of the Client relationships from a commercial perspective and ensuring all final accounts are agreed, whilst retaining the business relationship.
* Proactive engagement with the Construction Director on all live projects, to ensure the business goals are achieved and the commercial interest of the company are protected.
* Monitoring projects through design stage and working with the design team to ensure project deliverables are achieved and project risks are minimised.
* Issuing tender queries and preparation of tender reports and lettings of sub-contract packages
* Preparing progress applications and cost reports, and monthly management accounts for each project.
* Reporting to management on the financial progression of projects
* Vetting all main contracts and negotiations of the commercial risks with prospective clients
* General participation in management issues of the company.
* Support the Construction Director and take responsibility for the commercial assurance of the projects under management.
* The Commercial Manager will provide commercial assurance of project margin performance through accurate forecasting and identification of issues giving rise to commercial risk, management of commercial performance and cash flow.
* Reviewing and commercial management of all projects, to ensure accurate and reliable reporting
* Provide data and analysis of issues & risks as required by Management.
* Ensure compliance with Contract Programme /Schedule and provide weekly reports to construction team on planned versus actual progress.
* Ensure Construction Team is adhering to all Contractual Requirements and providing advice and monitoring of same.
