Necto Search & Selection are currently recruiting for an Intermediate Quantity Surveyor to join a leading main contractor based in Cork.
This is an excellent opportunity for an ambitious Quantity Surveyor to work on a range of large-scale construction projects valued at €20 M+ across the education, residential, and commercial sectors.
Working as part of an established commercial team, the successful candidate will support the financial and contractual management of projects from pre-construction through to final account.
You will work closely with project managers, site teams, subcontractors, and senior commercial staff to ensure projects are delivered efficiently, within budget, and in line with contractual requirements.
The role offers strong exposure to major projects and provides excellent opportunities for career progression, mentorship, and ongoing professional development within a growing contractor.
Duties of the Role Assist in the commercial management of projects from pre-construction through to final account.
Prepare and manage cost reports, valuations, and financial forecasts for ongoing projects.
Assist with the procurement of subcontractors and suppliers, including preparation of tender packages.
Evaluate and compare subcontractor quotations and assist with subcontractor appointments.
Prepare interim valuations and payment applications.
Monitor project costs and provide regular financial reporting to senior management.
Manage subcontractor accounts including variations, valuations, and final accounts.
Assist in identifying and managing commercial risks and opportunities across projects.
Review drawings, specifications, and contract documents to ensure accurate cost control.
Support the preparation and agreement of variations and change orders.
Work closely with site teams to ensure commercial performance aligns with project progress.
Maintain strong relationships with clients, subcontractors, and internal project teams.
Skills / Experience Required Degree qualified in Quantity Surveying, Construction Economics, or a related construction discipline.
47 years experience in a Quantity Surveying role with a main contractor or developer.
Experience working on projects valued at €20 M+ across sectors such as education, residential, or commercial.
Strong understanding of construction contracts, cost management, and commercial processes.
Excellent numerical, analytical, and problem-solving skills.
Proficient in Microsoft Office, particularly Excel.
Experience with commercial management systems is advantageous.
Strong communication and negotiation skills.
Ability to work both independently and collaboratively within a project team.
Highly organised with the ability to manage multiple priorities and deadlines.

The role will primarily be office and project based in Cork, although some flexibility around hybrid working arrangements may be considered for the right candidate.
