A leading player in the commercial property market, Aramark Property is the largest dedicated Property Management firm in Ireland and has in excess of 600 properties under management and 150+ staff working in the Property Management division.
A role has become available in the Commercial Property Management department for a Property Manager, based in St. Stephen’s Green House, Earlsfort Terrace, Dublin 2, reporting to the Property Management Director.
We are looking for an experienced Commercial Property Manager to join an enthusiastic and energised team of professionals. The role is suited to a property professional with excellent interpersonal, organisational, and reporting skills. Start Date: Immediate, 2025
Key Aspects of the Role Include (but are not limited to):
* Preparing and managing service charge budgets, analysing variances, and taking corrective actions where necessary
* Analysing financial variances (Budget Vs Actual)
* Ensuring all operational and maintenance standards at properties meet the occupier and client’s requirements
* Developing excellent working relationships with tenants, landlords, and all other stakeholders
* Inspecting and arranging for maintenance and repairs to meet standards on time and within budget, including review and implementation of Planned Preventative Maintenance measures
* Working closely with Building Managers / Facilities Managers who work on the portfolio, supporting and guiding technical elements
* Maintaining the client reporting platform
* Ensuring all Health & Safety practices and procedures are actioned, keeping clients informed of risks and required actions as appropriate
* Ensuring occupational costs (Rents, Service Charge, Insurance) are paid and meet clients’ financial objectives; liaising with tenants, finance team, client, and solicitors regarding recovery
* Keeping Tenancy Schedules updated
* Tracking critical dates e.g. lease renewal, rent review, break clauses and advising clients in a timely fashion
* Liaising with the Procurement Team to negotiate contracts with contractors following the procurement process
* Approving invoices and ensuring they are correctly coded to the appropriate budget category in a timely fashion via Adest software
* Developing and managing the performance of all on-site personnel as representatives of Aramark Property and the client
* Preparing high-quality and accurate operational and financial performance reports as required by the client
* Developing and integrating ESG best practices; working with Aramark Sustainability (ESG team) to drive sustainability initiatives and accreditation goals such as GRESB, ISO, WELL
* Being commercially astute and seeking to drive asset improvement and asset value for clients wherever possible
* Ongoing tenant and client engagement
* Participating in new business pitches and consultancy services for various clients
Skills and Qualifications Required:
* Appropriate third level degree and/or professional qualification – MSCSI/MRICS or equivalent
* 6+ years’ experience in Commercial Property Management
* Excellent interpersonal and communication skills, both written and verbal
* Strong client/tenant focus and professional management style
* Ability to work under pressure and deliver on tight, multiple deadlines
* Ability to multitask and prioritise workloads
* Highly organised and motivated
* Good understanding of Irish Landlord and Tenant law
* Team player with the ability to work independently
* Solution-focused mindset
* Ability to manage contractors
* Great attention to detail and ability to follow procedures
* Flexible attitude with a friendly, can-do personality
* Full clean Driving Licence
