Project Quantity Surveyor Multiphase Residential Development (Site-Based) Location: Tullamore, Co. Offaly Salary: Negotiable DOE Contract: Permanent, Full-Time A growing main contractor is recruiting a Project Quantity Surveyor to join their site team on a large-scale, multiphase residential development in Tullamore. This is a long-term, site-based role offering excellent continuity of work and the chance to take on meaningful commercial responsibility within a supportive team. This opportunity is ideal for a QS with 35 years experience who enjoys being hands-on, working closely with site management, and driving commercial performance throughout each phase of the project. Role Overview Working alongside the project and commercial leads, you will manage day-to-day surveying duties across a multi-unit residential scheme. Youll play a key role in procurement, cost control, reporting, and contract administration, ensuring the project progresses efficiently and profitably. Key Responsibilities Support the commercial team in managing project costs from early stages through to final account. Prepare and analyse subcontractor packages, tender returns, and procurement schedules. Complete monthly valuations, cost reports, and cash-flow forecasts. Track variations, change orders, and contractual obligations across multiple phases. Work closely with the site team to ensure accurate measurement and progress verification. Maintain strong working relationships with subcontractors, suppliers, and project stakeholders. Ensure all commercial documentation is accurate, timely, and compliant with company procedures. Candidate Requirements Degree in Quantity Surveying or a related field. 35 years experience working as a QS on residential or mixed-use construction projects. Strong measurement and analytical skills; proficiency in CostX or similar software. Solid commercial awareness with strong reporting and communication abilities. Comfortable working in a site-based role within a fast-moving project environment. Full right to work in Ireland and a verifiable project track record.
