OverviewDesignBuild Search are working with Irelands leading main contractor. They have an opening for a Contracts Manager for their retail division. The successful applicant will be responsible for coordinating between several projects simultaneously. The Contracts Manager is the senior site leader and has overall responsibility for the delivery of the project(s) and financial performance of the contract (with support from the QS). The key elements of this role are to co-ordinate all aspects of the contract, to ensure that the project meets the client expectations.RequiredProfessional qualification in construction related subject. Ideally charteredPreviously held Contracts Management position10 years’ experience with a main contractorIOSH or equivalent H&S management trainingTemporary Works & Excavation SafetyPermitting requirements for live energy worksOther HSEQS training as per site HSE planDesirableRequirementsPrepare reports and attend Design Team Progress MeetingsPrepare contract report and with the QS provide updates to monthly cost meetingsReview buildability and identify methods of construction with commercial or programme advantage where possibleOversee and manage design appointments / novations and DRM (may not apply in all jurisdictions)Protect our clients contractual position with correspondence, information and/or notices as requiredMonitor overall site progress against the programmeAgree programmes with subcontractors and monitor progress with the SMPrepare applications for extensions of time in conjunction with the QSEnsure the productive running of the site identifying and resolving potential problemsEnsure the general professional appearance of the site positively markets the companyPrepare lists of outstanding works and completion programmes to ensure a timely finish of the projectManage QS and SM Post ConstructionObtain the defects list, remedy any items and obtain the Certificate of Making Good DefectsInstruct QS in the preparation of Loss and Expense Applications and in the provision of information for Final AccountManage and control operating budgetsHas authority to approve expenditure, appoint sub-contractors, change sub-contractors and sign off on monthly commercial reportsCarryout PDPs with all direct reports and to drive actions/activities identified in individual development plansPreconstructionPrepare the programme, method statements and submissionProduce the contract programme (having typically worked with the Estimating Department during the bid stage)Instruct the QS to agree all major preliminary items expenditure, including plant, accommodationChair start-up & production meetings (including working with the Regional Director to allocate suitably skilled team members)Manage the sub-contracts buying schedule with the QSAdvise statutory and other authorities of the site start datePrepare draft preliminaries and temporary works register, taking account of preliminary H&S plansPrepare reports and attend Design Team Progress Meetings Construction & DesignLead all aspects of Project Team functions (PEP, Risk & Commercial Success, Financials, Processes, HSEQS, Stakeholder Management, Project Administration, Design Management & Project Close Out)Ensure that the project team and supply chain have the required H&S skills and competencies in their org to meet HSEQS expectations documentManages, through others, consultant and subcontract design as required by the contract including delivery of the BIM strategyCompile and implement the Project Execution Plan, with specific reference to the HSE & Quality plan.
