Job SummaryThe Senior Director, Commercial Management, EMEA is accountable for overseeing commercial management across Equinix's major expansion construction projects throughout the EMEA region. This role provides both strategic direction and daytoday leadership focused on reducing construction costs, strengthening internal financial controls and reporting processes, and mitigating key contractual and commercial risks across all projects. In addition, the position leads program management activities for the broader Design & Construction function, particularly in relation to the development and preparation of business cases for executive approval. ResponsibilitiesConstruction ProjectsProvides strategic oversight for the planning and monitoring of construction projects from start to completionMonitors the financial close-out on all projects including settlement of all vendorsReports status, successes, challenges and key activities to senior management Develops, manages and is accountable for achievement of key commercial metricsDrives continuous improvement initiatives and develops best practicesEnsures correct level of professional cost management resources are identified, engaged and managed on all regional construction projectsProvides cost management advice and supportOversees and provides guidance on commercial change management and change evaluation efforts on all projectsBudget & Reporting Oversees the preparation of budgets (including detailed cost modeling and benchmarking analysis) and presents to senior managementMonitors adherence against budget throughout the project lifespan, including cost checks and reviews, value engineering and cost saving initiatives and evaluation of alternatesReview analytics for project portfolio cash flow and earned value analysisReviews project cost reports and carries out regular reviews of these with senior managementActs as a stage gate approver of budgets prior to executive approvalOversees the adherence against company expenditure limitsProcurement Provides guidance and assists with the orderly development of requests for proposal leading into procurement for design services agreements, owner furnished equipment and general contractor services agreementsGuides the overall contracting strategy and signing off of construction contractsContracts Guides contract policy and ensuring audit complianceAdvises and intervenes appropriately to resolve major contractual claims and disputes as they ariseRisk Management Sets out risk management policy and auditing compliancePro-actively leads all commercial risk management efforts including commercial audits, contingency analyses, risk identification and analyses and management trainingCollaboration Drives global coordination when developing strategies with corporate development, legal, company management, while also managing internal key stakeholdersPeople Management Directly manages a team of Commercial Managers and works closely with other internal project teams of varying levels of seniorityManages the regional Commercial Management team to perform as industry-leading functionTrains and develops in-house teams on commercial controls and best practicesQualifications Extensive professional experience ideally in data center or mission critical system design and construction and costing Bachelor's degree in construction, business, financial or related field preferred RICS Accreditation preferred Royal Institute Chartered Surveyor Equinix is committed to ensuring that our employment process is open to all individuals, including those with a disability.
