Project Quantity Surveyor Residential Development (Site-Based) Location: Dublin, Co. Offaly Salary: Negotiable DOE Contract: Permanent, Full-Time A well established main contractor is seeking a Project Quantity Surveyor to join their team on a new residential apartment block project in Dublin. This is a long-term site-based role offering strong continuity of work and the opportunity to take ownership of commercial functions on a well-structured project. This position suits a QS with 35 years experience who enjoys being embedded on site, working closely with project teams, and managing cost and contract administration throughout the full build cycle. About the Role You will support the commercial lead in managing all surveying duties for a multi-unit residential development. The role involves close collaboration with site management, subcontractors, and the wider commercial team to ensure accurate cost control, timely reporting, and effective procurement. Key Responsibilities Assist in the management of project costs from initial stages through to final account. Prepare and review subcontractor packages, procurement schedules, and tender comparisons. Carry out monthly valuations, cost reporting, and forecasting. Monitor variations, change orders, and contractual obligations. Work closely with the site team to ensure accurate measurement and progress tracking. Maintain strong relationships with subcontractors, suppliers, and project stakeholders. Ensure all commercial documentation is completed in line with company procedures. Requirements Degree in Quantity Surveying or a related discipline. 35 years experience working as a QS on residential or mixed-use construction projects. Strong measurement skills and proficiency in CostX or similar software. Excellent commercial awareness and reporting capability. Confident communicator with the ability to work effectively within a site-based team. Full right to work in Ireland and a verifiable project history.
