About the Company
The Residential Property Portfolio Manager will be responsible for the management of a residential portfolio comprising three large, high profile private rental developments. The role focuses on delivering strong operational performance, ensuring compliance with legislative and governance requirements, and maintaining high standards across all developments for clients and residents alike.
The position is primarily site-based within the developments, working closely with onsite teams and the client representative.
Key Responsibilities
Ensure operational standards across the portfolio are delivered inline with client requirements.
Carry out inspections and oversee maintenance and repair works, ensuring delivery on time and within budget, including the implementation of Planned Preventative Maintenance programmes.
Prepare and manage annual service charge budgets; analyse variances through monthly or quarterly reporting and implement corrective actions where required.
Work closely with the onsite client team to ensure common areas are maintained to a high standard and that residents can peacefully enjoy their tenancy.
Support the development and integration of sustainability best practices and accreditations where required.
Provide day-to-day mentoring and support to the onsite Facilities Coordinator.
Organise and chair Directors’ Meetings and Annual General Meetings as required, ensuring budgets, audits and statutory obligations are completed on time.
Ensure full compliance with health & safety legislation and that correct practices and procedures are followed across all sites.
Collaborate with internal teams including Procurement, Building Consultancy, Professional Services and Building Maintenance to deliver a best-in-class property service.
Qualifications & Experience
MRICS and/or PSRA Licence (Category C & D).
Full Irish driving licence and access to an insured vehicle.
Exposure to building services, M&E, HVAC and general building maintenance is advantageous but not essential.
Personal Attributes & Skills
Strong organisational and communication skills.
Ambitious, motivated and comfortable working in a site‑based environment.
