- New Residential (Apartments) Project
As a
Senior Project Manager
, you will lead and manage apartment / residential developments from inception through to handover. You will direct project teams, coordinate contractors, manage budgets and programmes, and ensure projects are delivered to the highest standards of quality, safety, and client satisfaction. You will also mentor junior staff and contribute strategically to the contractor's delivery model.
Key Responsibilities
* Take full leadership of residential / apartment projects, managing scope, programme, budget, quality, and safety.
* Develop, monitor, and control project programmes; intervene when delays threaten delivery.
* Liaise with clients, architects, engineers, and subcontractors to resolve design, interface, and technical issues.
* Oversee procurement of subcontractor packages, materials, and services.
* Monitor project financials: cost tracking, variation management, cashflow forecasting, and margin protection.
* Perform regular site inspections and quality audits to enforce standards and contractual compliance.
* Drive compliance with health & safety, building regulations, BCAR, and other statutory requirements.
* Mentor and support junior project managers or assistant PMs.
* Prepare and deliver reports to senior management: progress, risks, change management, and financial performance.
* Lead client and stakeholder meetings, fostering strong relationships.
* Ensure smooth commissioning, snagging, and final handover processes with minimal defects.
Ideal Candidate Profile
* 10+ years' experience in project management roles in construction, including significant exposure to residential / apartment projects
* Proven track record working with main contractors on multi-unit developments
* Strong technical understanding of construction, finishes, M&E coordination, structural works
* Excellent commercial acumen and experience managing project budgets, variations, and risks
* Strong leadership, communication, and stakeholder engagement skills
* Familiarity with Irish building regulations, BCAR, statutory compliance
* Proficiency with project software (MS Project, Excel etc.)
* Degree in Construction Management, Engineering or equivalent
* Clean driving license and willingness to travel to project sites
