Architectural Technician / Project Manager, Dundalk, Co. Louth

The Architectural Technician / Project Manager will be a pivotal role in the delivery and maintenance of social housing units across Louth and the surrounding regions. This position requires a blended skill set, combining expert technical knowledge in architectural design and construction with proven project management capabilities. The successful candidate will manage projects from inception (feasibility/design) through to construction, completion, and handover, ensuring compliance with all regulatory, technical, and quality standards specific to the AHB sector.

Key Responsibilities.

Technical Design and Documentation

* Produce detailed architectural drawings, specifications, schedules, and technical documentation using AutoCAD or equivalent software for new-build and refurbishment projects.
* Conduct site surveys, feasibility studies, and produce detailed site plans and block layouts.
* Review and verify designs provided by external consultants (architects, engineers, M&E) to ensure compliance with building regulations, planning permissions, and AHB standards.
* Manage the collation and submission of documentation for statutory approvals (Planning Permission, Fire Safety Certificates, Disability Access Certificates).

Project Management and Delivery

* Manage the full project lifecycle for housing developments (new acquisitions and refurbishments) from planning and design stage through procurement, construction, and final handover.
* Develop, maintain, and monitor project programmes (schedules), ensuring delivery is on time and within budget.
* Oversee tender processes, including drafting tender documents, evaluating submissions, and issuing Letters of Intent/Contracts.
* Act as the primary point of contact for contractors, design teams, and local authorities, managing all project correspondence and site meetings.
* Implement rigorous cost control measures, including managing valuation assessments, approving variations (Change Orders), and managing claims.

Construction and Quality Assurance

* Conduct regular site inspections to monitor progress, quality of workmanship, and adherence to technical specifications, health & safety (H&S) standards, and agreed-upon programme.
* Ensure all projects meet the required quality standards and building performance metrics (e.g., BER ratings).
* Manage the completion and close-out stages, including defects management, snagging, and ensuring the timely production of necessary O&M manuals and completion certificates.

AHB and Compliance

* Ensure all development projects comply with relevant Irish government policy, Department of Housing regulations, and local authority requirements.
* Maintain accurate project records and document control, which is essential for audit and financial reporting requirements (e.g., funding drawdowns).
* Liaise with housing management teams to ensure designs meet the needs of future tenants and align with long-term maintenance strategies.

Essential Experience and Qualifications

* A relevant third-level qualification (Level 7/8) in Architectural Technology, Construction Management, Civil Engineering, or a related field.
* Minimum of 5 years' professional experience, ideally gained within an architectural practice, construction company or property development environment.
* Proven experience in managing residential construction projects from feasibility through to completion.
* High proficiency in AutoCAD, Microsoft Project/Excel, and Microsoft Office Suite.
* Full working knowledge of current Irish Building Regulations, Planning Legislation, and Health & Safety legislation.
* Experience with
Approved Housing Bodies (AHBs)
or social/affordable housing projects is highly desirable.

Proactive and methodical approach to resolving technical and contractual issues on site.
* Financial Acumen:
Strong understanding of project budgeting, cost control, and valuation processes.
