Position Summary
The Maintenance Manager is responsible for the overall upkeep, safety, functionality, and appearance of the hotel's facilities. This role ensures all guest rooms, public areas, back-of-house spaces, and external grounds meet 4-star quality standards at all times.
The successful candidate will take a proactive, preventative approach to maintenance while leading a small team and working closely with housekeeping and management.
Key Responsibilities
Property & Facilities Management
Oversee maintenance of guest rooms, public areas, restaurant/bar areas, spa/leisure facilities and exterior grounds.
Ensure all plant and equipment operate efficiently (HVAC, boilers, lifts, plumbing, electrical systems).
Maintain 4-star presentation standards throughout the property.
Conduct daily walk-through inspections of the premises.
Preventative Maintenance
Develop and implement a preventative maintenance schedule.
Ensure routine servicing of all mechanical, electrical, and safety systems.
Minimise downtime through proactive planning and timely repairs.
Health, Safety & Compliance
Ensure full compliance with local health & safety regulations and fire safety legislation.
Maintain accurate maintenance logs, safety records, and inspection reports.
Liaise with external contractors and regulatory inspectors as required.
Ensure safe working practices within the department.
Team Leadership
Supervise and support maintenance staff.
Coordinate daily tasks and emergency repairs.
Provide training and promote a culture of accountability and pride in workmanship.
Budget & Cost Control
Manage maintenance budgets and control expenditure.
Source competitive quotes from suppliers and contractors.
Monitor energy usage and implement cost-saving initiatives.
Guest Experience
Respond promptly and professionally to guest maintenance requests.
Work closely with Front Office and Housekeeping to ensure rooms are guest-ready at all times.
Minimise disruption to guests during repairs or improvement works.
Skills & Experience
Essential:
Proven experience in hotel or hospitality maintenance
Strong knowledge of plumbing, electrical systems, HVAC, and general building maintenance.
Good understanding of health & safety regulations.
Hands-on, practical problem-solving skills.
Strong organisational and communication skills.
Desirable:
Relevant technical qualification (electrical, mechanical, facilities management).
Experience in a 4-star or boutique hotel environment.
Previous supervisory or management experience.
