BHA Construction is a long-established residential contractor and developer with over 40 years' experience delivering high-quality homes across Ireland. With a €55m annual turnover and a strong pipeline of projects, we are now seeking an experienced Project Manager to lead a major housing development in Waterford.
The Role
We are looking for a proven Project Manager who can take full responsibility for the safe, efficient, and high-quality delivery of a multi-unit residential scheme. You will lead the site team, manage subcontractors, and ensure the project is delivered on programme, on budget, and to BHA's expected standard of excellence.
This is a key leadership position with significant influence over the success of the project — and strong long-term progression opportunities within our growing organisation.
Key Responsibilities
* Lead the full delivery of the housing development from groundworks through to handover.
* Manage the site team including Site Managers, Engineers, and subcontractors.
* Develop and maintain detailed project programmes, ensuring alignment with P6/office plans.
* Drive site productivity, sequencing, and resource planning to maintain momentum.
* Ensure all works are carried out safely, efficiently, and in line with quality standards.
* Monitor progress, identify risks, and implement corrective actions where required.
* Liaise closely with design teams, consultants, and internal stakeholders.
* Oversee procurement schedules and coordinate with the commercial team on budgets, variations, and forecasts.
* Chair site meetings and produce clear, accurate reports for senior management.
* Maintain strong client relationships, representing BHA professionally at all stages.
* Ensure smooth, timely delivery of completed units to the highest standard.
Requirements
* 5+ years' experience in site management or project management within residential construction.
* Strong background in delivering multi-unit housing schemes.
* Excellent leadership and communication skills, capable of driving performance on site.
* Solid understanding of construction sequencing, programming, and modern methods.
* Proven ability to manage subcontractors, solve problems, and maintain project pace.
* Strong focus on safety, quality, and productivity.
* Organised, proactive, and high standards of professionalism.
