Mechanical Project Manager Residential & Apartments (Cork) We are recruiting for a premier mechanical engineering contractor in Cork seeking a dedicated Mechanical Project Manager.
This role is focused on the successful commercial and technical delivery of mechanical services for major residential developments and multi-story apartment projects across the Cork region.
This is a senior site-based leadership position for a professional who can manage the full project lifecyclefrom pre-construction and procurement through to commissioning and final BCAR handover.
Core Responsibilities Project Leadership: Take full ownership of mechanical packages for large-scale residential schemes, ensuring installations are delivered on schedule and within budget.
Specialist Systems Management: Oversee the installation and commissioning of modern domestic services, including Air-to-Water Heat Pumps, District Heating, MVHR (Mechanical Ventilation with Heat Recovery), and fire protection systems.
Commercial Oversight: Manage project P&L, including procurement of plant and materials, sub-contractor valuations, and the identification of variations to ensure target margins are met.
Technical Coordination: Collaborate with the design team and the main contractor to resolve spatial clashes in high-density builds, ensuring efficient riser and plant room layouts.
Quality & BCAR: Lead the quality assurance process, ensuring all installations meet Part L and Part F building regulations.
Manage the collection of all documentation required for successful BCAR certification.
Health & Safety: Ensure the highest safety standards are maintained across all mechanical workfronts, reviewing RAMS and conducting regular site safety audits.
Candidate Profile Education: Degree in Mechanical Engineering, Building Services, or a Senior Trade background (Plumbing/Pipefitting) with significant Project Management experience.
Experience: 58+ years in mechanical contracting, with a proven track record of managing high-density Residential or Apartment projects.
Technical Knowledge: Expert understanding of modern Irish building regulations, renewable heating technologies, and the logistical challenges of multi-unit residential developments.
Skills: Strong commercial acumen and proficiency in project management software (e.g., MS Project, Procore).
Attributes: A strategic thinker with excellent negotiation skills and the ability to lead multi-disciplinary site teams.
Compensation & Benefits Salary Range: €75,000 €90,000 per annum (Negotiable based on project portfolio).
Package: Premium company vehicle or allowance, fuel card, performance-related bonus, contributory pension, and health insurance.
Location: Cork (Site-based/Regional Office).
