General Foreman / Site Manager (RC Frame – Mid-Rise Residential)
Swords, Co. Dublin | c.€100k plus package
Project: Large-scale residential development (apartments, duplexes, houses, up to 5+ storeys)
Role Overview
We are seeking an experienced General Foreman / Site Manager to lead and coordinate site operations on a reinforced concrete frame project forming part of a major new residential development in Swords. The successful candidate will have a proven background in RC frame structures to 5+ floors and the ability to manage programme, quality, safety, and productivity on a busy live site.
Key Responsibilities
1. Supervise day-to-day site works with particular focus on reinforced concrete frame packages (foundations, vertical and horizontal elements, slabs, cores).
2. Coordinate subcontractors, trades, and direct labour to meet programme and quality standards.
3. Enforce health & safety on site, ensuring compliance with company and statutory requirements.
4. Monitor progress, productivity, and sequencing of works, report to the Project Manager.
5. Liaise with design team, engineers, and client representatives to resolve technical and buildability issues.
6. Maintain accurate site records, permits, inspections, and daily reports.
Requirements
7. 5+ years' experience as a General Foreman / Site Manager on reinforced concrete frame projects to mid-rise level.
8. Strong knowledge of temporary works, formwork systems, and sequencing.
9. Excellent leadership and communication skills, with ability to manage large crews and multiple trades.
10. Up-to-date knowledge of Irish construction regulations, health & safety, and QA systems.
11. Trade or engineering background (carpentry, concrete, civil/structural, etc.) advantageous.
