We are currently seeking a person to act as the Designated Person under CP86 with responsibility for Investment Management to provide oversight and challenge of the AIFM’s investment management function subject to Central Bank of Ireland approval.
The Successful candidate will be responsible for the oversight of portfolio management and investment decision‑making across a range of alternative investment strategies. The role also includes financial oversight responsibilities, working closely with the Designated Person responsible for Capital & Financial Management and the AIFM’s Board.
The successful candidate will play a key role in ensuring the AIFM maintains strong regulatory substance, effective delegate oversight, and robust financial and investment governance.
Key Responsibilities
Provide independent and effective oversight of real estate investment activities across all funds, covering the full asset lifecycle (acquisition, development, asset management, and disposal).
Ensure alignment of all investment decisions with:
Approved investment strategies and business plans
Fund prospectuses and constitutional documentation
Applicable regulatory frameworks, including AIFMD and CP86
Oversee and challenge asset-level performance, including rental income, occupancy, capital expenditure, and exit assumptions.
Review and assess valuation processes, methodologies, and independence of external valuers.
Monitor leverage, financing structures, and covenant compliance across portfolios.
Oversee delegated or external investment managers, property managers, and advisors, including due diligence, ongoing monitoring, and performance assessment.
Provide robust challenge on portfolio construction, sector/geographic concentration, and liquidity risk.
Identify emerging risks (market, valuation, liquidity, development) and ensure timely escalation to the Board.
Deliver clear, insightful, and decision-focused reporting to the Board on investment performance and risks.
Act as a senior point of contact for the Central Bank of Ireland on investment oversight matters.
Support regulatory inspections, audits, and annual Designated Person confirmations.
Governance & Accountability
Reports directly to the Board of Directors.
Retains responsibility for the effective oversight and monitoring of the investment management function, including delegated activities where applicable. The Board retains ultimate responsibility.
Operates with the authority to challenge, elevate, and recommend corrective action where investment activities fall short of expected standards.
Ensures that governance frameworks and oversight processes remain effective, proportionate, and aligned with regulatory expectations.
Maintain appropriate management information (MI) to support effective oversight and challenge.
Skills & Experience
Excellent understanding of alternative asset classes (e.g. real assets, infrastructure, real estate) including investment, asset management, or portfolio oversight.
Strong understanding of real estate investment structures, including asset-level underwriting, financing, and lifecycle management.
Demonstrated experience interpreting financial and investment data for governance and oversight purposes.
Ability to meet time commitment and availability expectations for a Designated Person role.
Deep knowledge of the Irish AIFM regulatory framework, including AIFMD and CP86.
Proven ability to operate effectively at Board and senior management level.
Strong judgement, independence, and ability to provide constructive challenge.
Experience in infrastructure investment in renewable energy.
Exposure to retail or semi‑retail fund structures (e.g. ELTIFs, QIAIFs, LTAF‑style products).
Experience engaging directly with regulators or supporting regulatory inspections.
Previous experience in a PCF or other senior regulated function.
