Job Description:
The role of Senior Quantity Surveyor involves overseeing the commercial management of residential projects from pre-construction to final account. This includes managing costs, procurement, contract administration, and commercial reporting.
As a key member of the commercial team, you will work closely with the Commercial Manager and site teams to ensure projects are delivered on time, within budget, and to the highest standards.
Main Responsibilities:
* Develop and manage accurate cost estimates and budgets for residential developments.
* Oversee procurement processes, including tendering and contract negotiation.
* Monitor project costs and provide regular financial reports to senior management.
* Manage subcontractor accounts, valuations, and variations.
* E nsure compliance with contractual obligations and company procedures.
* Provide commercial input into project planning and risk management.
Required Skills and Qualifications:
* Degree-qualified in Quantity Surveying or a related discipline.
* Minimum 8 years' experience in a QS role, ideally within residential construction.
* Strong knowledge of Irish building regulations, contracts (e.g., RIAI, JCT), and procurement methods.
* Proven track record of managing budgets, cost control, and commercial reporting.
* Excellent negotiation, communication, and stakeholder management skills.
* Proficient in relevant software (e.g., Excel, CostX, Buildsoft, or similar).
