Rockwell are looking for an experienced Turnover Lead to oversee mechanical systems installation and coordination for a major pharmaceutical construction project in Limerick.
The successful candidate will lead completions, walkdowns, quality, and turnover activities for HVAC and mechanical systems from construction through to final handover.
Responsibilities
Lead and manage the completion and turnover of HVAC, mechanical, and associated building services systems from construction through to final handover, ensuring readiness for operations and alignment with project milestones.
Coordinate and execute day-to-day walkdown activities, including W0, W1, pre-encapsulation, and high-risk system inspections, ensuring all required documentation, sign-offs, and stakeholder attendance are in place.
Prepare, review, and issue CTOPs / turnover packages, or manage the team responsible for issuing them, ensuring accurate and timely transfer of documentation to CQV, client, and operations teams.
Manage punch list generation, scope review, tracking, and closeout, including punches raised by the client, CMT, and internal teams, ensuring clear ownership, material availability, and timely resolution to prevent backlog.
Attend and lead turnover, coordination, and quality meetings with the Project Manager, client representatives, construction teams, and contractors, acting as the key interface for completions and quality issues.
Provide construction quality assurance leadership across all onsite activities, ensuring compliance with GMP, regulatory requirements, project specifications, and a strong Right First Time culture.
Support commissioning, qualification, and validation readiness activities, ensuring critical systems such as HVAC and mechanical services are inspection-ready with complete documentation and quality records.
Track, analyse, and report key metrics related to completions, walkdowns, punch closeout, and quality performance, identifying trends and driving continuous improvement across the project lifecycle.
Qualifications
Minimum 10 years' experience within the construction sector, with a strong track record of working in senior site-based roles on live construction projects.
Extensive hands-on experience in active construction environments is essential, with proven ability to lead day-to-day site activities, walkdowns, and turnover coordination.
Previous experience within Life Sciences, pharmaceutical, data centre, or other Mission Critical projects is highly desirable.
Degree-qualified in Engineering, Construction Management, or a related discipline, or possess a strong trade-based background supported by significant industry experience.
Excellent leadership, communication, and reporting skills, with the ability to engage effectively with project managers, contractors, clients, and cross-functional stakeholders.
