Role Overview
A residential developer is seeking an experienced Senior Cost Planner to join its Commercial Team based in Dublin. This role will work closely with senior commercial leadership and cross-functional internal teams to support the delivery of large-scale residential neighbourhoods and communities.
This is an excellent opportunity for a motivated and commercially minded Cost Planner, PQS or Quantity Surveyor who wants to be involved in early-stage cost planning and strategic decision-making on major residential developments.
Key Responsibilities
Prepare accurate and detailed cost plans and estimates at various stages of design development.
Support feasibility studies and financial appraisals to inform development decisions.
Budget Development & Control
Assist in the preparation and development of project budgets, ensuring alignment with scope, programme, and delivery strategy.
Monitor cost movements and provide early warnings on potential risks or variances.
Benchmarking & Value Engineering
Use market intelligence, historic data, and benchmarking to inform cost plans.
Support value engineering exercises to optimise cost without compromising quality or design intent.
Provide cost input to tender and bid processes, including pricing strategies, allowances, and risk considerations.
Support procurement strategy discussions from a cost planning perspective.
Design & Technical Coordination
Work closely with design teams to ensure cost-efficient unit types, layouts, specifications, and material selections are embedded into schemes.
Advise on buildability and cost implications as designs evolve.
Identify cost risks and opportunities throughout the development lifecycle.
Contribute to mitigation strategies and commercial decision‑making.
Reporting & Stakeholder Engagement
Prepare cost reports, summaries, and presentations for internal stakeholders.
Liaise with consultants, design teams, and supply chain partners to gather cost data and maintain transparency.
Assist in developing and maintaining a databank of construction costs to support ongoing cost estimation and financial appraisal processes.
Candidate Requirements
Qualifications & Experience
Degree‑qualified in Quantity Surveying or a related discipline.
7+ years’ experience in cost planning, estimating, or quantity surveying within the construction or development sector.
Strong understanding of residential construction methods, materials, and market trends.
Technical Skills
Strong numerical, analytical, and reporting skills.
Proficient in cost planning tools such as CostX, Buildsoft Cubit, and Excel.
Comfortable working with large datasets and financial models.
Highly detail‑oriented with a methodical and accurate approach.
Commercially aware with the ability to work to tight timelines.
Proactive problem‑solver with strong initiative.
Collaborative team player, comfortable working across multidisciplinary teams.
Confident communicator with the ability to present cost information clearly and effectively.
